having major wobble about selling flat

Just got our flat up on rightmove, it's taken a lot of work to get there so really happy. However, today, I'm having a major attack of anxiety about selling. Basically, our next door neighbour is doing some work and it is loud. According to him, it's going to be going on until the end of the year. It's the first time I've been in the flat while it is going on so I didn't realise how loud. Basically I can hear banging upstairs (including in the main sitting room) but just v faint tapping downstairs. We are really keen to get moved, it took us 9 months from finding a flat we liked to actually moving last time and we are outgrowing this place fast. We are also concerned about house prices falling in London vs the areas of the SE we want to move to. Would you leave it up (viewings are going to be evenings and weekends anyway) or start again the New Year? Will it cause a problem that I have to disclose it in the SPIF even if I know it to only be temporary? I can't envision anyone would be moving in before the end of the year as we will likely be in a big chain.

Having neighbours doing work is a fact of life and unless yours is doing something awful that will affect your place long-term then I doubt buyers would be put off. As for the ups and downs of the London market, I think good places realistically priced are still selling quickly.

How well do you know your neighbours? We had an agreement that we'd text ours before viewings in similar circs and they stopped all activity.

I suspect the London property market is levelling out too.
