Help - cost to plaster in west london

Mid project builder pricing extras madly despite having tradesmen on site so no extra mob/demob prices
So how much is a plasterer per hour?
And how long does it take to skim a stair case as an alternative to sanding and lining (as prep prior to painting?) The walls are stripped and in good condition. It's a typical smallish london terrace.
Thanks

Out plasterer charged about £150 a day if that helps...

JugglingChaotically · 20/10/2014 01:09

It really does actually.
So that's maybe £25/hr for 6 hour day.
London?
We've been quoted £5k plus Vat for some extra work.
And at that rate it's 200 hours or 6 weeks.
Which it's not!!!!
How much did your chap get through in a day.
I have the chap on site saying skimming is really quick.
And the owner saying £5k.

Not in West London but £150 per man a day here too, I would say a day or two if stairs not big. We went on holiday and left our plasterer with the kitchen, sitting room, stairs and large hallway at the top of the stairs - hallway probably equates to a 25 ft sq room. Took 4 and a half days, mainly one man but probably both of them on two of the days. Cost me about £1200 with materials.

I would say £200 max a day for London weighting. Could you employ your own plasterer directly and ditch the builder?

I always co-ordinate our tradesmen myself, sometimes I end up waiting a bit longer to get them all together in the right stages but it is much cheaper.

Was all skimming apart from two walls which needed the grey cement type stuff and a bit of bricklaying where a patch of bricks were missing on the chimney breast wall.

Are we talking about the entirety of stairs/landing area?

It's more difficult because presumably you will have the long drops and inaccessible bits which may require extra ladders etc...

Not had this done personally, but in London, based on what friends have paid, it could be up anything up to £1-2K (but not £5K), depending on where you are.

It is an incredibly skilled job (although it's very quick if done by someone who is very good). As far as I can tell it's the most 'costly' skill.

I don't think you'd ever get a room (let alone stairs/landing area) done in London for £200 unless you were getting 'mates rates' - seriously.

However, it does rather seem as if your contractor thinks he has you over a barrel!

Thanks so much lavendersun and teddy girl.
His plasterers are very good. And all the ladders etc are there as lots going on.
This is a proposal to reduce prep for decorating.
So how long would it eg take to skim a room 12 ft by 12 ft so I can ask same question to builder and check his reply.
We are at a critical stage in the project so he does think he had the upper hand but extortionate rates are another thing altogether.
Tks.

No more than a day to skim a 12x12 room for one man. Less if there are two working on it.

HeyMacWey · 20/10/2014 08:59

And a short day at that. Our plasterer was done by 4pm. He did work non stop though. Sadly not in London otherwise I'd recommend him.

JugglingChaotically · 20/10/2014 09:12

Wow. Thanks.
So he has quoted for equiv of 20 rooms! Assuming materials of £1000 which is excessive!

Our bedrooms (all roughly 14 foot square) were a full day. Our plasterer is in his late 50s, very good at it, works hard and seems quite quick, works 8 til 4:30 ish. £180 -£200 per bedroom just for skimming.

lavendersun · 20/10/2014 09:22

I suppose that is back to the £150 a day plus materials isn't it. So £30-50 for materials for that size room I presume.

We didn't have the pink coat plaster but something else that was a bit less smooth as our house is 300 years old but if anything I would expect what we had to cost a bit more than the pink stuff - seem to remember that conversation about 5 years ago - not much more, £5-6 a bag.

JugglingChaotically · 20/10/2014 11:57

Thanks so not just excessive but totally over the top.

Well now I am well placed for a difficult conversation.

Thanks
