Asbestos in gable wall...anyone experience with removing it?!

Stilll waiting for our house to go through (and now 30wks preggo so hoping not too much longer!) only both my full survey and mortgage valuation have shown asbestos in gable side wall. Mine said it seemed intact so shouldn't be a problem but the valuation says bits are broken and therefore should be removed. Anyone done this and any idea of cost? I know I'll need another report / proper quote but each report seems to do nothing but suggest further reports - don't know how much is arse covering wastes of money and how much is really needed.

Mortgage valuer has also says I need cavity wall report but my structural report says there are no cavity walls..... losing the will!! help!

ours was about 4k for 3 bed semi and it was everywhere. neighbour been quoted 1200 for just one room.

Depends on what type of asbestos. If airborne it's mega bucks.
Just purchased a house riddled with it - sofit boards, soil stack, floor tiles. Floor tiles contained less than .1% so technically could have been removed by ourselves but still required adequate disposal.
Quotes ranged from 6.5k - 14k for removal & disposal. Will be like sthing out of CSI Miami with all the tents & gear the removal team have to wear!

do you mean asbestos-cement slates? or cladding?

You are unlikely to have the dangerous fluffy asbestos insulation unless you live in a converted factory or steamship?

I think its cladding - its decorative stuff on outside wall. EA has spoken to the vendor and he's offered to remove it himself if it bothers us but not sure that sounds entirely reliable! Might just be trying to avoid us asking for a discount... Although he's right quite a few houses on the street have it on the outside, its just our valuation survey noted some of tiles were broken and said this could be an airbourne risk. Although this is mortgage companies valuation survey that also said there was a problem with cavity wall - there is no cavity wall as confirmed by my full structural!! So might take with pinch of salt. Maybe its worth forking out for asbestos survey / quote for removal...

if it is synthetic slates, they are very common, I think the asbestos-cement ones were discontinued in the 1980's and some other mineral fibre is used now. You can get samples tested to see if they contain asbestos.

They are considered safe, and do not contain the more dangerous forms of asbestos, but release fibres if cracked or broken, so do not allow them to be thrown to the ground. Roofers are used to taking them off, but a good idea to find if they have (or need?) a licence or protective gear.

The local council website will have a page, probably under waste disposal, and ought to offer advice. IIRC it has to be taken to a site with correct facilities.

Thanks I think you're right its the synthetic slates. Went to have a look at weekend and most other houses have removed them - surveyor thought problem was that they were chipped so I'll get onto removal. Thanks for the help guys
