Newby Renter question

First time renter sp excuse my general question:
if my rental is due to expire on eg 26 December, what normally happens?
ie Do we move out on 26th leaving it perfectly clean, carpets washed etc or
do we move out Dec 26th & arrange for cleaners to come in as soon as bank holidays and weekends over? (Assuming that the landlord hasn't got someone lined up to move in on December 27th.)

All the cleaning usually has to be finished by the day you give back the keys, so in your case it should be done by the 26th December (are you really moving out on boxing day?!)

Thank you Nancy. I didn't plan to move out then, it's just the way that the 6 month term falls. I didn't think carefully enough when I signed! Guess I will need to move out well before Christmas & book cleaners now for the week before Christmas.

What is your land lord like? could you speak to them about staying an extra week or something? Do you have somewhere you are moving in to?

Have you actually told them that you are in fact leaving or is it just that your tenancy runs out and they are waiting for you to extend or put your notice in?

Sorry just asking you this as you said you were new at renting and I thought you might not know that you can choose to extend and that you still need to put your months notice in even though it expires.

I definitely am moving as was a fill in between selling & moving to new house; I could move a week or so earlier but no more so it's an all round inconvenient time. Landlord is weird...but I will ask. Thanks for advice - much appreciated.

I know how you feel we are moving on 1st December, I thought that was bad, you have my sympathy!

I would talk to them about moving it by a week - besides anything else, I'd be surprised if you can get an exit check on a bank holiday. I'd expect they'll find it easier all round to move with a week's difference. They might also agree to a week later (you'd probably have to pay a bit more rent), it's just more convenient all round. If you ask, the worst that will happen is they say no, no change.

Do read your contract - I've had ones which specifies deposits will only be repaid on viewing a receipt from professional cleaners to prove it's been properly cleaned, and ones which talk about cleaning the windows, and skirting boards, and...

will your new house definitely be ready? If it is a newbuild they are always late. If it is a sale completion date then it is definite.

as noted, you can't get the departure formalities done on a bank holiday, and the property industry shuts down from a week before Christmas until after new year. Also means your landlord won't be able to get someone else in until new year. This may suit him/her if they are going to do some redecorating, but equally may not.

so decide what you want - leave a bit earlier or leave after NewYear? Then propose that to the landlord.
