Tenants have not reclaimed deposit

iPaddy · 29/09/2014 20:36

I am a landlord. Two separate tenants have left recently. I processed their deposit returns through the DPS website and sent them each a follow up email / text to tell them they should look out for correspondence for them to claim the money back.

Neither has done so. The first was in April, the second in July. I sent out reminders last month but had no response.

What happens if they never claim the money back? Where does it go?

Thats strange. Have you rang them? I guess it stays in the scheme until they collect it if its their money.

iPaddy · 29/09/2014 20:52

No, I've sent emails and texts. I have enough to do without chasing the buggers by phone.

The unclaimed repayments are just sitting there making my account look untidy, they're not bothering me as such. I don't want to get into trouble for not returning their money Hmm

Don't think you'll get into trouble. You've made contact with them.

specialsubject · 29/09/2014 21:09

you've released it, if they are dumb with money it's not your problem. It will just sit with the scheme.

InfinitySeven · 29/09/2014 21:14

I've never had to do anything to release a deposit, the scheme has always returned the money to the nominated bank account that we gave at the start of the tenancy. Perhaps they are expecting it to return automatically?

roneik · 29/09/2014 21:20

It could be that after their experience in rented properties they had complete nervous breakdowns ,and are now living under a pile of rocks and eating snails and the odd rabbit . They no longer see the need of money as they never saw it anyway, The taxman and the landlord had it all. They can be seen occasionally busking for morsals outside the house of commons. Their thinking is that's where the rest of the wealthy landlords are and with the mps getting massive 10% pay rises, they would be on a winner
All said in jest Grin

TooMuchCantBreath · 29/09/2014 21:21

I'm confused, isn't it just returned to the account it came from?

Greencheese · 29/09/2014 21:24

roneik I know you say it's in jest but you don't half bash landlords, are you ok? Have you had issues in the past with a landlord?

roneik · 29/09/2014 22:38

I have my own house, I would like to see the young be able to have theirs.Buy to let interest only has pushed out the ftb, by pushing up prices.
Not all but a lot of landlords buy a house in a decent street and put crap chav tenants in, this ruins the street with litter and out of control feral kids /crime.Don't tell me it's a good idea to have an economy that could be brought down at any moment by a load of ponzi scheme participants going belly up. Because that's where we are at. All this debt is on a balance sheet and looks wobbly from any observers view, that's unless they have not realized our economy was one hour from the ATMS closing. We have seen banks go down we have been told half truths. If the facts were laid bare with wages still not keeping up with inflation many new entrants will never get to finish their mortgage. The whole bloody economy and peoples livelihoods could be wiped out. We are still in depression . A house should be to live in not a money machine . The more they go up and buy to let , the higher the rents and lower quality of life and standard of living for the low paid goes down.
It's no good, and buy to let landlords have played a big part with their greed in spoiling it for the young. This rotten government and the last have got their heads in the trough too. RANT OVER

Greencheese · 29/09/2014 23:09

But you always reply with the same huge rant on any post that asks about renting a house out. Not everyone is a terrible person for wanting to rent out their house.

iPaddy · 29/09/2014 23:19

We collect the deposit from the tenant and pay it into the scheme on their behalf - that's how it works for the one I've signed up to. So if they returned it to a bank account then they would return it to me.

It's just odd, one is for £250 and the other £600. These people are not rolling in it.

Well said greencheese. Quite normal person here

specialsubject · 30/09/2014 10:25

several notorious landlord-haters on here, always the same whining and some of the bile would be instantly deleted if it referred to any other group. This one scores more points as it also insults tenants.

also full of nonsense and lies. But hey, why spoil a good childish whinge with facts?

spotty26 · 30/09/2014 13:01

Not a hater at all, but why is it so hard to pick the phone up? Your email may have gone to their junk folder. Be nice and ring them, you spent the time to write this post...

specialsubject · 30/09/2014 13:08

a fair point - but there comes a time when you have to move on in business. And the tenants may have changed their contact details anyway - as they've left there would be no reason to advise the landlord.

Also the OP is landlord, not mummy!

iPaddy · 30/09/2014 16:43

I know spotty. I'll do it after work tonight.

One of them is really really grumpy though.

OP posts:
HaveToWearHeels · 30/09/2014 17:56

Greencheese i think ignoring the ranting, asking if they are OK only produces more ranting Grin

OP I think it stays in the scheme, I wouldnt be too fussed to chase them to collect their money, as special said your not their mum !

Greencheese · 30/09/2014 22:08

Ha haveToWearHeels I'm just a caring landlord (to be) you see Grin

HaveToWearHeels · 01/10/2014 16:09

Greencheese two of us on one thread, not so rare after all are we !
Actually three, including special

Greencheese · 01/10/2014 18:10

We should start a group 'the caring landlords society' ha

iPaddy · 01/10/2014 18:45

Ok, I rang them - straight to voicemail for both so I've left messages.

I am a very caring landlord, and none of my tenants actually want to buy a house, whether they could afford it or not, so I am - dangerous concept here - responding to market demand.

OP posts:
spotty26 · 01/10/2014 19:36

Well I think you have done all you can. Do not worry about it any more!

HaveToWearHeels · 01/10/2014 22:16

Then there was four, including iPaddy. With the exception of two families up north all ours rent because it suits their needs at this point in their lives !
