New build professional snagging- worth £400? What is your experience and recommendations?

Due to complete in new build in a month, we are considering using a snagging company but it's an extra £400 when money is tight that month with all the other costs. The build is running late & I am concerned over corner cutting etc but equally I don't want to sign it off with costly defects or niggles we will be stuck with (utterly hopeless at DIY!)

Did you use one? What was your experience? Would you do it again?

Any advice or opinions gratefully received!

I know this thread is old but I read it after seeing my developer on watchdog! Thank for comments as it helped me find a good snagging company... A recent website article comparing snagging companies I found useful: www.whichnewbuild.co.uk

newbuildsnagging.com

only charged us £229 for a three bed
they found 33 defects
worth every penny ,the build fix the problems within a week

"only charged £229 for a three bed..
they found 33 defects"

.... Unless you are missing a digit off this and they found 333 items, I don't think this is particularly great value for money if you ask me.

Hi
No Im not missing a digit,i was just talking about the none minor defects or cosmetic ones which are listed but separately.
There are lots of minor defects but I think it was ever kill if you ask me so I did not mention them.
I liked the detailed list giving minor and major defects.

We had a company do it 10 years ago - it was worth it. We will do it on our new "new" house at end of year!

My friend was unsure about booking a snagging company but was so glad she did in the end as lots of snags were found in her new house so it seems good advice if you can afford it. She used www.sitesnagging.co.uk

Thanks to all that have posted on here, which helped me decided to use a snagging company. I completed this month (Taylor Wimpey) and so did some research and booked a snagger through HomeSnag. They inspect insulation in walls and use thermal cameras which is what made me sway to book them, even though they are not the cheapest. I just left a review on their website so thought it only fitting to recommend them on here too: www.homesnag.co.uk. My inspector was called Lee.
They also have a page on their website for a free snagging guide for anyone unable to afford an inspection. For me it was definitely value for money and would recommend getting a snagger for anyone unsure

Hello all - this is my first post so not sure yet how it all works.
Has anyone ever used or had experience with "HomeSnag"? Looking at booking them to do the professional snagging on our new build but they seem too good to be true...all 5 reviews everywhere, without so much as even a 4. The reviews seem to be from a validated site, but it would be helpful to know if someone has had first hand experience with them?

Well, judging by the spam from them further up the thread, they are probably good at managing their online presence. Hopefully their snagging is as good as their spamming.

BarbaraK1964 · 27/06/2017 20:13

Well I used them and they were good, sounds like john is a competitor and a bit jealous, bless

My wife and I are looking into getting a report done and have been checking out a few companies.... General feedback (advise) is:

  • Ask for an example report. Some already advertise one online but its important to check out first because snagging companies dont all do the same. And ask for a recent report so they dont just send you the "worst" house example. Ideally one by the developer you are buying through. Most 'just' list snags which is hard to understand rather than take photos alongside it.
  • Some specialise in certain areas. for example homesnag check cavity wall insulation but it costs a bit extra if you want it
  • Check qualifications of surveyor ... some sub out to tradesman, e.g sitesnagging who were mentioned before, their snaggers arent part of the company it seems.
  • Ask for hidden charges like distance. Pearce & pearce will charge if outside of London so be careful. They are also the most £££...
  • Cost varies. Newbuild inspections and homesnag and brickkickers all charge about the same. A lot of newbies starting up are cheaper but for eg. housescan have a lot of recommendations on facebook but have only being going a few months(?) & not even on companies house. Only company that has reviews verified is homesnag. Brickckickers latest reviews seem from a long time ago. Newbuildinspections seem to have been going the longest.
  • Generally speaking go with the companies on the front page of google not those at the top of ads as they are often pop up companies and you dont know what you'll get.... My wife asked for an example report from a couple and they were very basic.
We haven't made our mind up yet, we are still deciding who to choose as we complete in december. Will try and remember to re-post after inspection

Nightmare experience with a newbuild property! Our story over the last year and we are not alone! We are looking forward to Christmas in our new home but it's been a stressful process.

A proffesional snagger will find lots of snags, thats what you pay him for.
