Realistic offer on house

Hi. Seen a house we like and are looking to make an offer. One already received by interested party. House was 330k and has been reduced to 295k. Needs new kitchen, only 2 beds so loft extension etc. the EA has said the vendor is looking for as near to 290k as possible. Don't want to insult the vendor and have no idea what the other party has offered. We wondered about 270 as opening offer, but really don't/can't spend more than 275 on it. Any suggestions gratefully received.

Grin ha ha Grin Roneilk it might feel north if you're coming from Essex but it's not North East, if you put a ruler straight across the country Lowestoft is below Birmingham!!!

I commute 100+ miles a day to work, still wouldn't make me want to live in a crappy area Grin! I think we'll have to agree to disagree. My little pocket of the North West (down to LA area), even in the height of the crash, saw a drop of only 6% in house prices whereas other parts of the country fell by 40% and more. That's because it still had all of the attributes I listed above - schools / large number of employers / amenities etc. Don't get me wrong, I don't think its bomb proof value wise but the market doesn't behave as a whole, there are areas / localities which will buck the trend or suffer more.

Lowestoft is definitely not the north, or the north east. It's the east, plain and simple!

The coast at lowestoft towards southwold is stunning, I used to take walks along there with my last jack russell , the broads meet the sea at one point, the sand dunes and rugged cliffs beautiful place . You can sometimes walk for miles and see nobody. north east suffolk is the exact location . So now you know , so you can all get back to your overpriced shoe boxes Grin

North Yorkshire is North, Leeds / West Yorkshire is north, South Yorkshire (Sheffield / Rotherham etc) not really north imo Grin. Depends which bit of Yorkshire you're talking about Grin.

Anything from Sheffield / Manchester upwards is north. Oxford / bottom of Northampton down is South. Edge of Mansfield across to the coast is East, everything inbetween those and Wales is the Midlands. HTH Wink
