Has anyone here dealt with Dulwich Estates?

My ILs own a house within the clutches of Dulwich Estates. It's a poor little 1960s build that needs both complete inside renovation, plus an extension (it's about 1000 sq feet currently). The tenants have moved out and now would be the best time to get the builders in.

I would like to be involved in the renovation, as I would like to pick up as much knowledge as I can for our own future project. My ILs are old and in poor health too, so they will need me to do much of the running around anyway. I'm a complete novice in all things house related.

I know this is a long shot, but I wonder if anyone has (or knows of builders who have) dealt with doing major external/internal work on houses within this estate? I've heard they can be very difficult if you want to make radical external changes. The house is not listed and, in fact, is rather ugly. Nevertheless, they probably won't allow a complete facade change. I will be getting in touch with them directly of course, but wanted to know if anyone has any personal experience before I brave the lions den. Many thanks in advance!

Yes, the Dulwich Estate can be very particular about external changes. It's worth reading their guidance notes, especially the section on external repairs.

I would recommend getting in touch straight away and arranging for the consultant architect, John Senter, to pay a visit. He will be able to advise authoritatively what will and will not be allowed (free of charge). Contact details here.
