My partner and I live in a rented flat with the landlady living in the flat upstairs, we have lived her for almost 8 years and have developed a good relationship with her. Recently we asked if we could replace the old oven (it is from 1990) as it does not really cook great, I mean it does the job but I am a keen baker and it's not fantastic.
So I ordered a new oven and when the engineers came to install it they found the existing gas and electrics are both unsafe so could not proceed.
The electrics are exposed and sticking out from the wall, which means that the back of the oven is actually touching the exposed wires.
The gas hose is flexible instead of fixed copper piping, the engineer said that its possible that it was compliant when installed but it does not comply with current rules. On a separate issue he noted that the electric socket above the hob is also in breach of compliance ( they were not installing a hob so it was only a note).
I am really not looking forward to raising this with my landlady as it will likely be costly and she tends to panic.
I am a bit perplexed by all of this as every year a Gas engineer comes to inspect the property and issues a Gas Safety Certificate; none of these issues have ever been noted, only that one of the burners is not flowing freely. Why have these issues not been detected before?
Has anyone ever experienced this before?
