We are selling our Victorian higgledy, piggledy house. Its beautiful but knocked around by previous owners and ourselves. We have 2 major building regs issues, both fairly recent as well as a plethora of other issues dating back to its 2 conversions (complicated).
So, given the shock the buyers will have when the survey and solicitors start querying everything I want to make sure that I have as much reassuring paperwork together as possible.
Its generally in very good order, its not a wreck, all appliances, fireplaces, boiler etc have been replaced in the last 7 years.
I have Fensa certificates for all the windows and guarantees for most (I stupidly didn't transfer the guarantee for those put in by previous so will see if I can still do that).
I will get the boiler serviced.
We put in a gas fireplace but cannot find the corgi certificate anywhere so I will try and get a replacement for that.
We put in a new electrical consumer unit but can't find any certificate for that although I do have certificates for the other electrical work.
Should I get a general gas safety check done?
What about an electrical check? Is there a basic check or would that mean a full survey?
Any other suggestions for making things go smoothly.
