The choice seems obvious, but... 2 bed flat in Purley, Croydon, or 3 bed house in Rayleigh, Essex?

Hello at this ungodly hour. I currently live in a quite dodgy area in South London. I am a working mum of 2 young boys and likely to be divorced in the future. I have been longing for a change and now narrowed down to 2 options which I equally life.

First one is 2 bed flat in Purley area, Croydon. 68 sq.m and easily convertable into 3 small beds as it has L shaped lounge with extra window. I viewed and kind of fell in love with it: it is in an excellent order, excellent location, low maintenance, share of freehold, excellent schools and basically I could lead very easy life with more disposable income, plus I wouldn't be too far from my current location and therefore occasional support of friends and potentially ex-H. Downsides: well, it is obvious: it is a flat and no outside space.

The second one is in Rayleigh in Essex and it is 3 bed semi-detached bungalow (love bungalows, love flats). Excellent location, commute to the City not too bad, excellent schools, not far from the seaside, a bit more space and a massive garden, all of which should lead to a better quality of life. Downsides: more expensive commute, there is always something to do/repair in the house, less disposable income, more stress.

On one side I love the idea of living in a flat and be compact and efficient IKEA type person and go to parks/woods instead of garden (we currently have garden but it is small and all patio and no one likes in there).

On another side life much further out in a house could bring more thrill and quality into our lives and if the garden has plenty of lawn, then perhaps we would want to play in it. But I would have to be totally dependent on my own and responsible for house repairs (which I am now too) and sometimes I feel it gets too much.

If you could help with advice I would very much appreciate!

Rayleigh, we live very nearby and I used to commute on the same line. It is a very family friendly area.

Rayleigh no question for me.

I work there sometimes and have lots of friends who live round there. It's a nice town, great schools, woods and sea nearby...what's not to like?

It probably would be a bit of an initial culture shock after a busy part of London.

Flat for lifestyle reasons which I find way more important than actual bricks and mortar.

I don't know the areas you are considering, but I would go for the house simply because as your boys get older you will be glad of the space, and so will they.

We lived in a tiny house when our dc were small because of the location, but as they got older the lack of space and garden was annoying, always having to go to the park when they wanted to be outside was a pain.

We gave in and moved to the suburbs and our quality of life has really benefitted. Most weekends we have a houseful of our dc's friends which we love but would have been impossible in our old house.

With kids it's got to be Benfleet for me. Lived there or there about from 17 -30. Pleasant place to live and quickish commute to the city.

I think you should play the long game. The space of the 3 bed will be much appreciated as the dc get older.

It sounds like your heart is saying the flat but your head is saying the bungalow.

Benfleet is nice. Try and get in the King John catchment area if you for for benfleet.

Thank you for your thoughts! Yes some of you are right, the flat means easier life, quick commute and more disposable money even though we might suffocate due to lack of space :) The house means more space but am I ready for the big change? Not sure! But then it is never easy to make that decision and move further out.

I just gave an offer on a house in Benfleet. I still have lots of anxiety but I think deep down I know it is a good decision.

Benfleet is really lovely - very family friendly and good schools plus close to the sea.

Go for it - you can always move back to London if you really hate it.

minkah you can say that I am used to it; also there is a good secondary school there. But, after all the positivity that I hear about Benfleet/Rayleigh I am more than ever keen to make the long move.

Well, I live in a two-bed flat near Purley, so I think I'd go for Rayleigh Smile

More disposable income is great, but nothing beats a garden and the seaside, imo! How old are your boys?

I'd still be tempted by Benfleet, the boys can share the big room perhaps.
Or go for 4 beds and extra bathrooms in Wickford www.rightmove.co.uk/property-for-sale/property-48088103.html

I also like the Wickford house mrscakes, which would be handy for me as take my son to the SN school,in Wickford every day! Trouble is, only moved last year...

Benfleet lived near there very nice. Don't forget the sea. lakeside Bluewater mall just over the bridge. Both are only about half hour up the A13 and some nice countryside in Essex

The Wickford house has a lovely view - but what they haven't shown is the mainline train which passes by just behind the bin store on the service road.

I would go for Benfleet every time over Wickford tbh.

But it depends what you want - Wickford is closer to London on the train line, cheaper property and closer to shops in Basildon, lakeside and Bluewater. Benfleet is just a bit nicer IME.

Def Benfleet over Wickford IMO. Actually like Thundersley better but a little further to the station. For cheapness there's always Canvey.

Wondered why that Wickford house was so cheap @Spickle!

Do not move to Canvey. Wink It's cheap cos it floods. My friend was flooded out recently.

fussychica - I can't see how Canvey would be a good idea, other than it being cheap. There is no station on the island and the route on and off is always very busy, not to mention the flooding risk. I presume you have not lived in Wickford. It's actually very friendly and ideal for families. The railway station is centrally located and fast trains to Liverpool Street take around 35 minutes.
