Can you market your house with two estate agents? Also any advice please. One agent who we have been with for 6 months take a set fee of £2300, based in our area and are a big company. The other agent is not big company, is based in next town and advertises more on zoopla (other agent doesn't) they take 1.5 %, house is on at £155,000. They also do a deal where if they don't sell your house in 12 weeks they sell it for free. But not sure they are professional enough. with orginal agent they gave brochere with terms abd conitions etc, had tome to look over it and sign, the new agent was really interested in taking my house on markets then gave me her card and said 1.5% we will do photos Friday and come in office to sign documentation. I would Rather take documentation home with me do I can look at everything.

Original agent also asking to reduce it to 149,950.

Any opinions I would be grateful of please, first time seller. Bought 2007 so selling at a Loss. Need to sell house due to owing area.

If you look in the terms and conditions, there will probably be something about the differing commissions taken for sole agency/ multi agency conditions. Any contract should also give details of how it can be dissolved, so look for notice period, etc.

It could be that the original agent will get moving if they are threatened with termination of their contract, but try negotiating to reduce their fee toa percentage if you do keep them on, because the less they sell for, the higher percentage they receive, which might stick in your craw a bit!

if the first agent isn't performing, and you end up giving notice, why not give the second agency a try, if they will give you their T&Cs to read before the signature-day. They're certainly hustling you the way your potential buyers might well need to be hustled!

Yes, you can sign a joint agency if both agents agree but the fees will probably be more.

Thank you plucachange, that's just what I wanted to hear. I think I am going to negotiate with with original estate agents, And see where we go from there. Rang new estate agents today to rearrange photos being taken and not rang me back or emailed me back and it was lunchtime, not a good sign.

Thanks for advice Doris, I think I need to decide on agent as I certainly can't afford higher fees than I am already paying
