Drawings/plans/blueprints required for renovation

We are adding a rear and side extension to our ground floor terraced flat. We had an architect draw up plans for planning permission purposes and a structural engineer has done drawings/calculations.

However, this is all we have and our builder is to start next week. Chatting with my mum today, she suggested that she would expect us to have more detailed drawings - eg showing the water & gas pipes, electricity etc and a more detailed plan of the renovated flat. Does that sound right to you all? Should we go back to the original architect or would an engineer prepare these? Thanks so much for any advice. Weare such newbies.

Yes those are building regs drawings. You will need them to start building as they need to be approved then each bit of the build needs to be signed off by an inspector.

Oh and the architect can do them. I'm surprised they didn't mention it to you tbh.

In face your builder should have quoted for them. They take a couple of weeks to do then a couple to be approved.

If you have no idea, your builder is the person to tell you if your drawings are detailed enough for him to build. Architect's drawings for planning only may not have the necessary construction details but he didn't need to submit them anyway. Check with your him and the engineer.

Our local council is very busy so we have been recommended to use an independent engineer rather than getting the council inspector to sign off on each stage. Apparently people locally have had projects ground to a halt while waiting for a council inspector to come out.

Anyway, as a result of going down this route, we apparently don't lodge a notice of works but the independent engineer gives us a building certificate at the end , so I guess that fulfills the building regs obligations.

Yes Hong888, I emailed my builder to ask him before coming on here. Haven't heard back from him yet and hoped to get advice on here to ensure I was asking my builder the right questions.

What do you mean, " but he didn't need to submit them anyway? Are you referring to the architect? Her drawings were submitted for planning permission. They're the only drawings we have submitted.
