Its fine. Good price (Although I don't live up north so can't comment on area or comparative prices).

Its just.... arghh....I just don't get new build homes i'm afraid. Its like the developers have to squeeze in all the components of the 'perfect' house, but it just can't all fit into the available plot.

For example - the 4th bedroom isnt really a bedroom is it? Looking at the shape of the room on the floorplan, I'm not sure where you'd fit the bed? Under the window? I can't see the point of making a 4th bedroom unless it really is a 4th bedroom.

The master bedroom is less than 3sq/m, purely so that they can squeeze in an ensuite - which can only be a pokey shower room because there isnt enough space for anything else.

I don't know - I hope i'm not crushing your dreams. I'm probably completely the wrong person to comment on a new build house. It all looks, well, perfect on paper - everything one could want in a house (utility / ensuite / eat-in kitchen etc). But its all so squished in.

It looks a lot better than a lot of new builds on paper. Not full of bathrooms and actually has a cupboard.

Do you need all 4 bedrooms as bedrooms? I can't see how you could make bedroom 1 a useable double room for anything other than a guest room for short stays, unless you rip out the ensuite and turn it into a walk in wardrobe or use bedroom 4 as a wardrobe / dressing room (possibly knock a door through into it?)

A regular double bed is 4'6" wide, by 6'3" long. I would say ideally you want (at least) 2' of space each side to walk around comfortably, so you need 8'6" x 8'3" of space just for a double bed. A wardrobe is a little under 2' deep, so that needs to be added on too. In my opinion anything less than 10' x 10' isn't really enough space to put in a regular double bed and a wardrobe, and that assumes there is only 1 door and 1 window to position furniture around. The more openings you have in a room, the larger the room needs to be (again, in my opinion) to fit a bed and wardrobe in.

Does it have to be a 4 bed new build? If not, look at an older property (eg 60's / 70's build) or a 3 bed newer one as you may get better sized bedrooms for your money.

Sorry I can't be more positive. I'm not a fan of new builds generally due to their small room sizes, but everyone's priorities are different hence why there is a market for them.

Thanks! Bedrooms maybe a bit small, would use 4th as a study though. And currently live in a shoebox flat so I worry that I'd get lost anywhere bigger. Anyway, going to have a look at the showhome and some non new builds tomorrow...

Looked at showhome today....it is not big....bedrooms are pretty teeny and garden 9m x 9m. So think we're going to swerve and look at a 4 bed in one of the next roads, just done out, immaculate finish, double the size of the garden...
