Final visit of building inspector

Our builder has arranged visits by building control throughout the building of our extension. He has now finished and is into his next job. I have paid final invouce. He hasn't arranged the final visit by building indpector for sign iff. Is this something I can do? Builder said he would do it and hasn't. He said he doesn't need to be there - is that the case? Thanks.

Yes, this is entirely commonplace and no, he doesn't need to be there.

If it were me, I would have withheld the last £1k or so until the certificate was received as this tends to spur the builders on to get the sign off. Householders don't tend to know much about building control, so more often than not, they will have paid the builder and he's long gone.

However, it is not usually a problem assuming all is in order. Sometimes there are outstanding items that need to be addressed - if he's a decent builder, he will come back regardless of having been paid in full.

Thank you Bartlebee Smile I think all is in order and he said he would come back if anything needs doing. Will ring and arrange visit myself.

Good idea Marmitelover.

We are buying and being held up by the sellers' failure to get completion certificates. It's proving a royal pita.

Do what it takes to obtain the certs. As well as feeling everything's properly concluded from a paperwork point of view, it means that if you ever sell, you're all set to provide the certificates and not hold up the conveyancing.
