Land Registry Correction

We're stuck in the chain from hell (the whole story is a very long one indeed). All ready to exchange apart from a property further up the chain which is waiting for a land registry correction. The land registry have been out to visit a week or so ago. Anyone here been through similar? As far as I can work out it's a very straightforward correction. A couple of weeks? A couple of months? I really can't get an idea from the estate agents/solicitor at all. Thanks in advance.

The only thing I can suggest is to phone the LR office from where someone came out and ask them how long they anticipate it will take. There will be a process they have to go through and obviously it's holiday time so it's possible it may take slightly longer, but in the civil service (I assume LR counts as civil service) they usually have someone acting up to cover roles of colleagues who are away so as not to delay matters.

It typically takes something like 8 weeks to register a change of ownership once a house has been sold, but different items will have different timescales attached. If you phone and ask, it might even chivvy them along.

The fact that someone has been out to the property would suggest that it's fairly far along in the process but time scale is hard to determine unless you know what you are dealing with. If it's adverse possession they may serve notice, which may take 3 weeks. That's assuming it is straightforward (if someone objects could take much longer) and that someone at Land Registry is looking at it asap - hopefully those involved further up the chain are actively pressing their conveyancers to make sure this happens.

We had to have LR come and do a site visit when we were selling. From the date of the visit, LR would write to interested parties giving 20 days notice to appeal and then make a decision. Roughly 4 weeks after site visit we were sorted, but the whole situation from first discovering a problem with the title delayed our move by three months.

we had the name of our new property corrected when we moved but it didn't hold up the sale on our solicitors advice - it was just a bit of admin.

it took about a month.

We are waiting for the land registry to do a change in a house further up our chain. We have been waiting over four weeks and it's still not been done. Mind you they have the least assertive EA and solicitors who have both told us that they can't (aka won't) chase if up as "the LR work at their own speed".

Hughfearnley - every application is treated on merit so it may or may not be a matter of routine depending on the outcome of the site visit of course
If you are concerned by any delay then you can Contact us site.landregistry.gov.uk/contact-us/form with the specific details re address/title number although if higher up the chain we may be limited as to what we can advise/do I suspect as it would normally be the applicant we would deal with.

As others have posted there can be other issues that can come into play depending on the nature of the 'correction' especially if we do have to serve notice.

It can be tricky to get all of the facts when the chain is a long one but understanding what the 'correction' is would be crucial here.
