Ball park cost of moving the kitchen into the living room?

That's it really!

We'd like to convert our living area (6.6m x3.7m) into a kitchen/living (and hopefully, small dining) area. We are planning on renting our flat out in a year or so and various estate agents have suggested that an extra bedroom would be more 'valuable' than a separate kitchen.

DH isn't so keen on the upheaval but I do like the thought of an open area as presently it's often me in the kitchen(!) with DH and DD both studying in the living room.

The sink, cooker etc would be moving by around 2 metres if that helps and I'd be looking for a basis white kitchen for rental purposes.

Just a rough ballpark would be appreciated please Grin

That's tricky to estimate really.
Is the cooker gas?
Will you need extra sockets?
Are the walls brick or timber stud?
Are the floors solid or floorboards?
Will you need a move a radiator?
How many kitchen units?

I don't think it's a huge upheaval, as you can leave the old kitchen in situ while sorting out the new one. We moved ours from one end of the house to the other, but as part of other building work so I don't have a cost breakdown.

How many bedrooms do you have at the moment? Do you think your rental market will be a single family or multiple occupancy?

I say that because if the latter then it's worth thinking about whether reducing your communal living space will actually make the property less attractive (there can be rules on the minimum communal space required per person). Equally, will the living area feel squashed to a family.

You say "hopefully a small dining area". I'd be really wary of converting for an extra bedroom at the expense of decent room for a dining table - this would immediately put me off.

You're best to get a local builder around for a quote but moving plumbing and electrics by 2m shouldn't be a big deal.
