Extension - where to start?

We are thinking about extending our 3 bed semi, ideally a side double extension, with shower room, family room downstairs, extended bedroom or 4th bedroom upstairs.

Where do we start with finances? Do we get quotes for the work then go to the mortgage company? Do we speak to the mortgage company first? Will it cost us to have quotes/plans drawn up for extension? I should add we are not 100% decided on extending. Moving to a detached house in the same area is also an option but we want to get a better idea about what we would get for our money extending vs moving.

So, how do we start?

Get some recommended builders out to give you an idea of price. There is no point going through the lengthy process of architects, planning, enginners, building regs etc to then find out at the end of it you can't afford it. Once you have an idea of cost I would suggest speaking to the bank and see if they are on board with loaning you the money. Based on what you want to do I would say minimum 40k before kitchen, bathrooms etc.

Agree with lady. Get at least 3 builders to give you quotes, then you can discuss budget and loan etc with your bank. You will need architect for drawings and in regard to planning permission. We've not long completed our extension so been through the process, it isn't easy. Often builders and architects have business relationships so can make recommendations. I'm south west of Glasgow we were told it works out about £1200 per square metre to first fix for an extension, it wasn't far off at all.

First thing I would do personally, is to find out how likely your planning proposal will be accepted by your local council. (don't think 2-storey side ext faills under permitted development so you will need a full planning application). Call your local planning office and tell them the rough dimension of your extension and ask for their advice. Any similar work on your road will help your case. Once you get some positive feedback, then find out the cost and way to finance it.

Architect may or may not know this answer but they will def want your business. So don't appoint one until you know the above.

Has anyone in the street done the extension you are looking at doing? Have a look on google maps for your street and any surrounding streets that may have done a side extension.

If it is recent it may well appear on the council's planning site so you can have a look at their plans to see what they did. It can also provide inspiration.

Because I only did a single storey kitchen extension I went on the internet to source products using Pinterest to pin them and write the price on so I knew how much the internal fixtures and fittings would be.

Then I contacted a recommended builder. I already had plans and when we moved in I drew my own for other work we were doing (garage conversion) so got an architect to make them look professional for planning and had the garage and kitchen extension agreed at the same time)

He then came back with his quote so we knew what it would cost in total. Hope that helps.
