Hi, does anyone know of anywhere that will offer a 25 year mortgage that extends beyond statutory retirement age of 66? Saw an advisor today and they have said lenders will not offer a term beyond age 66 unless you can prove pension income sufficient to affordably cover your repayments...however if you do go that route then you have to use that pension forecast amount as the earnings fir the whole term. I do understand that they are protecting you from not being able to repay in retirement but firstly very few people keep their house until it's paid off, and secondly the government have said we'll be working at least until age 70!
I would be grateful to hear if anyone knows a lender that will lend past 66 please :-)

Santander will lend up to 75 even without a pension. As long as you tell them you will be working to that age. I know as we have just been offered a 19 year mortgage last week and my OH is 55. There is no longer a statutary retirement age. RBS will lend up to 70 without pension.
Try contacting Santanter directly.

We move this weekend, but will downsize again in 10 years or so.

Fantastic! Thank you we will investigate as we were very surprised and disappointed to hear from Halifax today that they would only do until 66. Like you we have no intention to be in the new house forever, just want maximum space while the kid's are young.(even though Halifax clearly consider us very very old!)

Like you we went to several mortgage brokers and were told the same thing. Santander though were quite happy about the whole thing. My kids are teenagers, so we really only need this house for the next 10 years or so, then we can happily get a smaller house with no mortgage.
