Converting a garage into a habitable room

We've seen a 30s house we like, with amazing views, and a really great garden. The downside is that the living areas are a bit poky. It does have a garage to one side, which is on a slightly higher level than the house, and is attached to the garage next door.

Anyone ever converted one of these to form part of the house? We'd like a utility + playroom/study sort of affair. We won't need to build on top of it, just either bring the floor level down, or add steps. Is is doable? Is it pricy?

We are just about to start doing this on our 1930s house. Easy to do for 10k or so. You need building control. It is critical to ascertain whether the garage is single or double cavity and also whether foundations are sufficient.

Look at garage conversions online. Think carefully about shape of room because they are often narrow and long. Like a garage!

we have just converted the back half of our garage (1930s house too) which only has one step down from our existing utility room. ours needed tanking, plastering etc. we had to have building control and they specified a warm spec roof which has cost a lot - about £2,5k. the actual conversion also cost about £2.5k but we already had windows and doors installed.

Thanks both of you - really helpful. Bloody pissed off that someone else's offer was accepted now...

Just to add, a 1930's house should have enough space in the loft if you want to go up too, in case you see another one.
