Loft conversion

Hi we are thinking about a house that we have looked at and are trying to gather costs for work. It is a victorian terraced and we would want to convert the loft space, ideally into two smaller bedrooms or one bedroom with ensuite. Has anyone done this? What was the total cost? Thanks :)

1930 semi, £45,000 approx, but included new roof and Juliet balcony. Worth every penny. Would we do it again? No. 6 months of hell, pick your builder carefully.

How much cheaper do you think it would have been without replacing whole roof?

IME unless you pick total cowboy or don't include full finish costs, you'll never get a loft conversion done for any less than 35k but yours sounds bigger than what I'm used to if you can get two bedrooms in it.

I'm talking london prices btw.

I think the roof was around £6000. Make sure you factor in hidden costs, building inspector, fitting fire doors, smoke alarms, etc.

I think it would more than likely just be a smallish double with ensuite. I had heard from someone than 20K would get a basic double bedroom with no bathroom (out of London). I think if it will fit it would be worth trying to get an ensuite in though. Did you put in an ensuite Dingit?

We are 5 weeks in to our conversion.
It looks fab!

Minimal disruption for most of the time as they came and went through scaffolding directly into the loft. Only started creating havoc last week when they broke through to do the stairs.

Total cost £35k not including decorating carpets etc. for 2 largish bedrooms with 5 velux windows.

Op are you taking just putting velux in your roof plus boarding and insulating etc, or are you talking building out a dormer box?

If just a velux conversion you might be looking at more like 25 IME.

Ours is £65k. But we very specifically didn't go with budget loft company because they wouldn't guarantee we would keep 3rd bedroom. We also had roof redone, new boiler, new main bathroom, decoration, built on party walls and have two bedrooms and shower room.

I should add that includes cheap carpet, expensive paint, light fittings and everything. It was the costs on top of the build which shocked me. But partly because I hadn't really properly thought about the costs.

We're in London and about to start on 2 bedrooms and 1 bathroom with dormer. Cost will be just under £50k incl vat. But excluding building control, bathroom suite, decorating, additional spotlights, bigger velux windows etc. So I expect total cost to be more like £60k by the time it's all done. It's estimated to take 8 to 10 weeks.

North east. 2 bedrooms, en suite, 2 dormer windows. £35k.

London/Essex borders - one bedroom and en suite with a dormer and building out to a new gable end - about £30k including bathroom fitting but not much decorating. Hence we haven't finished the decorating yet and it's getting a bit depressing!!

Yes we had an ensuite. We are in SE too. Think we were unlucky with the company we chose, we had lots of problems, too long to bore you with. We are however pleased with the end result.
One of the other things we did was employ a local carpenter who made fantastic fitted wardrobes for one third the cost of Sharpes.
