Urrgh, what to do?

We have been house hunting since April. We found the dream house but were outbid. We then had an offer accepted on a nice (but not dream) house (about 3 weeks ago. Vendors had found a house through then their purchase fell through about 2 weeks ago, not sure what the current situation is). Now the other house is back on the market with the same agent as the one we have had the offer accepted on. What should I do?

I'd contact the EAs saying you previously made an offer but was outbid but it would still stand. You can say you don't want to wait because of the purchase falling through as an excuse. Its your dream house and you will regret it if you give up the chance to actually get it. The EAs get their commission regardless so I can't see that they would be too bothered.

You don't think it might put the agent off us as buyers of either house if he thinks we're flakey and likely to change our minds? (this is the only house I think we would change our minds for).

I think as long as they get their money, they probably aren't too fussed who the buyers are. Plus they have an obligation to pass along all offers so they can't not pass yours on to dream house.

Although I think I would feel awkward about it seeing as its the same agent but ultimately its your house that you have to live in for years so it shouldn't matter if they get funny about it. And once the transaction is done, you don't have to see them again. Grin

I'd definitely go for it. Or contact the vendor direct to see what they say about your previous offer? You could explain the situation to them?

Bear in mind that original buyers may have pulled out because of something on survey. It's worth trying to find out their reasons.

Thanks! I think I will talk to the agent tomorrow and try to test the water and find out why the other buyer pulled out. He was a cash buyer, so yeah, it might have been something on the survey.
