Does a dining room (separate) count as a "reception" room? What is a reception room even?

Yes it does

A reception room is one without a specific purpose so kitchens, bathrooms and bedrooms are excluded

See, that's what my wife said (Is that you dear?) but I thought that a dining room (the clue's sort of in the name) did have a specific purpose - even if it isn't used every single day by some.

A living room, play room and dining room are all rooms with their own titles but are reception rooms.

What would you think they are?

Well I was single last time I checked....

Living room and dining room have no permanent fixtures that make them a living or dining room

I suppose in these days of open plan kitchens and 'family rooms' people don't always bother with a dining room so there is then a second reception room.
EAs often put 'dining/second reception room' in the deets.

I don't know. I just call them (for us) the Dining Room, the Family Room (the kids call it a playroom) the Sitting Room and the Back Room with the doors (officially a 'garden room' sounds too poncey to me.

I suppose I just thought a reception room was a lounge-type room. I'd say our house has two reception rooms (playroom and sitting room). Even my wife (though she would include the dining room) wouldn't inlcude the "garden room" but from what you're saying, that's included too.

If a I were an estate agent I would describe it as 3 reception rooms + garden room as a point of difference to other properties on the market
Also 4 reception rooms is pretty unusual so it would just clarify for people

I should point out that this has come about becasue of an Estate Agent's details. The pre-amble said two reception rooms, but then the details referred to a "dining room" I thought there were two "lounges" (like we have now) and a dining room. It seems like there's just a lounge and a dining room. Not such good value.

Technically they are correct, the dining room is a reception room as a lot of people do not have a specific room for dining thus making it a reception room. IMO it is any room that doesn't have fully fitted fixtures- so not a hall/cloakroom/kitchen/bathroom.

IIRC this is what most insurers would describe as reception rooms when asking for buildings insurance

I would definitely say you have 3 reception rooms with the living room, dining room and family/playroom. Even though you don't like garden room, its good to have it on the details as it makes it sound like your house has a lot of space. I would love that many rooms. Grin

Sorry, I should be clear. These aren't our details. My wife was thinking of moving. A house that she singled out said two reception rooms. I thought it meant two receptions and a dining room (ideal). In fact, it's a sitting room and a dining room.

Our house does have quite alot of space, but to be honest, much of it goes unused. I'd probably miss it if we didn't have it, but if I had my time over again, there are possibly other things I'd priorities over internal space. That said, I'm not quite ready to go to one sitting room and one diner - even though we've managed with less than that in the past without 3 kids though
