How long between having an offer accepted and moving date?

We had an offer accepted on a house a week ago and are in that annoying stage when everything has gone a bit quiet.

It feels like nothing is happening but I know it is. We're meeting our mortgage advisor on Tuesday to make a final decision about which mortgage to go for and are waiting to hear from our buyers re: survey.

We are in a very short chain as we have first time buyers buying from us and our new place is chain-free, so hopefully that will help.

I know a lot depends on surveys etc but when can we expect to be actually moving? Dh is going abroad with work in late-Oct so we're really hoping we will be in by then. Is this realistic?

It really depends on the solicitors and if all the paperwork, including the survey, goes through without a glitch.

Ours was a short chain and without any issue, so took 2/3 months. But be prepared for delays. It's not always straightforward. Good luck!

It really can vary. We sold our house to first time buyers and it took 12 weeks. we had already moved and the house was empty so they could have moved 3 weeks earlier but their solicitors were really slow. We bought our house as cash buyers with no chain and it still look 9 weeks, although we could have moved in 8 but the moving date wasn't convenient. I think 3 months is average, 8 weeks quick. Once you've exchanged you can push for that date but it really depends on if anything crops up and if your buyers can get a mortgage etc.

We have just sold our house and moving next week. The offer we had on our house came with a date- was 10 weeks from offer.

Mortgage was another story. Took 9 weeks from meeting with mortgage advisor- really intense, affordability checks, pressure testing, loads of documents etc. Just made it last week.

I'd agree with the 3 month average, most times I've moved it has taken around that. We did move into our current house in 6 weeks, which seems incredible looking back on it! We were in a chain of 4, all using the same estate agents who were personal friends of one family in the chain.
On the other hand, some of my friends have been waiting to move since jan this year and no end in sight.

We offered on 2nd March on our house in a simple chain and we are due to exchange and complete by September. It depends if anything 'wierd' comes up in the searches/deeds of any other the other properties. We had to wait 12 weeks for a Land Registry correction, and then another 4 for a certificate of compliance from the Local Diocese who have some sort of interest in our estate.

We are at 12 weeks and probably going to be at least another 4 weeks due to holidays, freehold papers going AWOL etc.

8 weeks is the fastest I've managed with a short chain. You need to be on the backs of the estate agents, solicitors and bank too. Don't be afraid to call daily so they know you mean business!

If it's freehold property you should be Ok. We just bought a leasehold and we only signed contracts this week, after our offer was accepted in DECEMBER.

So that's erm 8 months. to be fair they had a shocking legal team (as far as I am aware) who kept sending nothing at all or the wrong documents and lots of bits were missing. And we needed to vary the lease a bit.

Not an experience I'd like to repeat and we even pulled out a month ago as it was too much to cope with. And ended up having to pay more when we realised we wouldn't find anything better.

Ours is 15 weeks, what slowed it down a bit was vendor had to find a new house to buy after accepting our offer. Could have been a lot quicker otherwise. Slow bit was waiting for vendor to send our solicitor the enquiries forms (but they have a complicated situation) and local searches took ages.

Offer accepted March 1st
Moved in May 21st

This could have been quicker. We were FTB and our vendors new house had a dodgy extension that needed a specialist surveyor out to. But even with that delay was quick I guess! DID NOT feel it at the time though!

I've just sold a no chain, cash buyer house in Kent.

It took nearly 8 weeks to go through! The solicitors were so slow, I couldn't believe it took so long, the buyers had nothing to sell and we're cash buyers, the house was also empty and chain free.

All done now thankfully!

Bought and sold quite a few times and it has always taken 4-5 months. There is always a hitch that delays exchange. I even had it once where my buyer didn't complete on time (he completed 3 days late). I think i have possibly been unlucky but i would nag, nag, nag all people concerned and become their nuisance client!

Minimum three months I'd say! A lot depends on 3rd parties like mortgage valuations and surveyors etc

We did it 7 weeks so yes moved by October seems reasonable to me. That was with a cash buyer buying our house and our vendors already owning the house they were moving too. I did have to keep on top of the solicitor and keep saying 'we are aiming to move in 6 weeks' We exchanged in 6, moved in 7.

We've just moved. We accepted an offer on our house and had our offer accepted on the house we bought int the same weekend at the end of June. Short chain of three. Five weeks between acceptance and moving however our close friend was our mortgage broker and my DH was the acting solicitor so they both made sure applications and paperwork were dealt with quickly. I know how lucky I am!
