HOLIDAY LETS - what do I need to know, pls?

I'd like to use my house for holiday lets.
What do I need to know, pls?

It sleeps 8 over 4 bedrooms.
It's in a scenic (and accessible) part of Scotland.

What do I need to know about pricing (I'd rather be cheapish and full...)
and 'seasonal rates'?

What tax would I pay (and when) please?

Do I need permissions etc?

If you have a mortgage you will have to speak to your lender.

For pricing are there any holiday lets near you? If so find out how much they are and take it from there.

In laws have holiday lets in Scotland and I think they pay tax through their tax return.

You will need a good website. In laws have a calendar showing peak/off peak, rates availability etc.

Will you be managing it, cleaning getting ready for next guests etc?

Yes, would advertise via 'holiday lettings' and would clean / manage by self (at least initially)

So, tax would be payable each April? I'd need to find out the rates, etc.

Do you really want to be cheapish and full?

More expensive and half full means less wear and tear, less electric/gas/water costs, less changeover costs etc...

Your aim should be maximum income with the lowest possible number of nights let :)
