Kitchen extension ,where to start?

We want to do a standard kitchen extension (under permitted development)and don't know where to start,what's next? should I get an architect to do the designs or will the builders do it?Do I need approval from building regulations ,what is the process,please advice..

You will need building regs approval. I would always use an architect for any type of extension.

I would approach an architect probably in the first instance. They will be able to do the design, and therefore tell you whether you need building regs approval - it's not necessary in every situation, but the rules are complex, so best to get advice from a professional! Once you have the drawings you can then source quotes from various builders. As they'll all have the same specifications/drawings to work out costs from, it'll be much easier getting an idea of costs. Depending on exactly what you want, some companies will have it all under one roof - architects, designers, and manufacture/build, or you can use separate entities e.g. architect the builders etc as I mentioned above.

a draftsman will be more than sufficient for a simple kitchen extension. Don't waste money on architects if you don't have to.
