one more house buying query - draft details

We are in leafy up and coming SE4 and are about to view a nice house that's close by. The agent has sent out draft details but the property is not on Zoopla or Rightmove. I am not sure whether draft details have been sent to us registered buyers to get some good offers in before offering it out to the world in general, or if they are just wanting to sell it quickly without paying to put it on Zoopla (I assume they pay).
I have no idea whether houses are going for the asking price or over? can you give me some advice about how this works?

Is it not just the case that the house has just come to the market and the EA is waiting for the vendor to approve the details before putting them on the web? And, as a registered buyer, you are actually getting something from the EA for being registered with them.

Most EA's fees include all the internet marketing fees, etc. so I doubt the vendor is saving money by trying to secure a sale without the details going online. The EA may be of the opinion they can get a sale virtually straight away.

Look online for sold prices for similar properties in the area and the asking prices of similar houses on Rightmove, Zoopla, etc. to get an idea of what properties are actually going for.

It'll just be in draft for a few days till the vendor has approved them and it then takes 24 hours for them to upload to the search portals.

so you're simply being given a sneak preview, nothing more.

Ahh that makes sense. It transpires that this house has been put on hold because the vendors want to do a few jobs before selling it. I've told the EA that we are interested so they will let me know when it comes back on.

This house buying malarky is rather fraught for me I'm afraid. I spend a lot of time poring over house details, imagining where I am going to put our furniture, and then you get 10 mins to view and then get told there are better offers. How are you meant to know what to offer? I find it all very confusing. I know what other places are on for but I don't know what they actually sell for IYSWIM. Zoopla sold prices are usually quite old.
