Shitting myself, so want to sell and move to our new house. They are looking round and said that th e y have lots of questions so hopefully nothing that will put them off. Send me good vibes ladies!

Thanks all. It was just about cost of bills, what included in sale etc. They love it and want to offer but are nervous first time buyers, only just seen mortgage adviser, not got a solicitor yet so could be a bit to go yet. They tentatively mentioned a figure which I didn't really comment on but is a bit less than we are hoping for. Hopefully scope for negotiations.

Don't accept an offer unless they have an agreement in principle. It's really hard to get mortgage approval at the moment...

We're trying to buy at the moment and a few agents have told us point blank that we can't make an offer unless they see proof of an agreement in principle...

We're in Scotland. It's not uncommon to get an offer which is subject to receipt of an offer of loan. The house offer would 's it on the table' until the loan condition is met and the house can rent on the market meantime. Not sure how this will be affected by more stringent lending requirements.We are going to our mortgage adviser tomorrow, the list of papers we have to take seems endless!

I know, I am constantly horrified when I read threads on here a bout property transactions in England, the system seems bonkers and so stressful.
