Changing Agent - should we take a break for August?

We've decided we want to change estate agent, as our current one has been 'okay' but nothing more. It's also, due to postcode lottery, a different branch than we would have ideally wanted. Rookie mistakes. We've given notice and will be off the market with them at the end of July.

My idea is that we could spend a couple of weeks doing a few tidy up diy jobs, and decluttering even more, before getting some agents in for valuations and going back on towards the end of August.

We've got school holidays, visits to grandparents, and primary school to prepare for, and I'm not sure I can spend any more days cleaning and tidying for someone who isn't actually going to come .

Is it a good idea or is it better to stay visible?

I don't know, but my instinct is that you want to catch at least half of August. Yep, it might be a convenient time to do a few jobs, but it might also be a convenient time for your target market to do a bit of house hunting. Better to blitz it over the next week than miss a load of viewings. But I really am no expert.

That's exactly what we've just done; gave notice to current agents, as we're tied into a contract which finishes 22 Aug.

We've taken it off all search engines and will relaunch on 1st Sept with a different agent and at a touch under a million in the hope that we'll then be caught in a different search net as it were.

We're away for almost all of Aug and leaving DS and his girlfriend to house sit so don't want the hassle of them keeping it immaculate Hmm

We've had no viewers since 14 June so something has to change, and I think taking it off will refresh it.

Thanks. I see what you mean Sandthorn, and do worry about that. We're away towards the end of August, and then have family coming to stay for birthday season/start of primary school so it might not be the best time for viewers to see the house in all its glory either.

Mind you, my neighbour had her valuations done last Wednesday, and was on the market by Friday, so if we're ready to go, it can be fast. We could aim for the 15th maybe.

That's a long time without viewings, mumble. Fingers crossed the reboot changes things for you, & you find a buyer quickly.
