1930s semi needs complete renovation how much will it cost?

Hi I'm in need of mumsnet wisdom

We've been looking for a house for about 5 months we've found a few but have been out bid on 2 and we pulled out one as area wasn't for us.

We have finally found a house we like in the right area next to the school we want to send dd to turned up at the open viewing yesterday to find lot more people there than I would of liked! It's going to best offer in by end of day tomorrow.

We don't have a lot of money and it needs a full renovation:

Double glazing
Boiler
Load bearing wall knocked down + rsj
kitchen
Bathroom
flooring
plastering (maybe) friends dad with do this cheaply for us
Some electrics more sockets added
Plumming (maybe)
Decorating

We are happy to do a lot our selves and I have a good handy man who charges about £100 a day. I'm happy with an ikea kitchen with less units and some open shelfs and we will probably but it on finance same with the bathroom.

Could we do all of above for 18k or am I being ridiculous?

Knowing what we know DIT wise now, I would be happy to buy Windows including loft and fit them ourselves. The risk is dropping them!! And also you need to be able to 'read' the bricks around them to make sure there are no structural problems

I'd say around £30K at the very least for anywhere near a reasonable job. And probably nearer £40K. £18K is just simply not doable. But I expect there are some that will have done it for pennies.

I think people often forget when laying out how much their work cost, all the extra little things, like building notice charges and simple stuff like paint and caulk and plaster and paper and plumbing bits and bobs. I mean I made a massive saving on labour and on cabinets etc by sourcing everything myself and doing almost all the fitting, but we still went massively over budget just because those small things really add up. And the fire doors ;) but they're so beautiful I forgive them.

I think Vivienee is right - it will cost you about 30K or even more depending on how much you can do yourself..

I say that based on the renovations I have recently carried out in my own house.

A budget would probably breakdown as:

Double glazing 8K if bay window
Boiler 2K
Load bearing wall knocked down + rsj (presume this is between kitchen and dining room) 2K
kitchen 8K
Bathroom 5K
flooring 3K
plastering (maybe) friends dad with do this cheaply for us 2K
Some electrics more sockets added 2K ( probably needs upgrade of distribution board) 1K
Plumming (maybe) Almost certainly 1K
Decorating 2K (unless you do it yourslef and then it's just a couple of hundred in paint

We have done similar (nearly finished) for around £25k. This was using trades for most things except all the cosmetics (decorating etc). The thing we didn't have to do was take down a wall, and we were lucky to find that our electrics were already in good order.

I'd disagree personally I'd say it was doable but expect slow progress as you find the cheapest tradesman and expect to have to use your wages on top each month to Finish the later stages

I "did" my 1930's semi 7 years ago (took the back and side walls and the roof off and moved them a tad)
it all depends on where you are, how much you are wiling to deal with individual subbies and how much work you will do on the spec and then holding your own

my massive kitchen and utility cost under £7k including fitting and electricals
all other stuff came from the interweb
getting reliable labourers was the killer
but the savings are fab when you do
