One of the things on our survey was that there is some damp on the vinyl in the kitchen and the surveyor said it was reading high on his meter. Also there are some floorboards which are slightly bowed, the other side of the shower room. In the loft some of the wood has woodboring beetles and it needs looking at to see how bad it is and the upstairs flooring needs checking to see if that has it too. The surveyor said this does need treating ASAP.
I phoned the EA today to inform them (and to ask the vendors permission for us to get a specialist in and let him lift up the flooring to look) and they said that they can arrange for x company to go and lood (it was a company on my list for quotes and my conveyance mentioned asking this company too). I said great and to go ahead.
However I got the distinct impression that she was trying to fob me off. She kept talking over me, when I said the surveyor said it could be condensation due to vinyl on a concrete floor she immediately said that's what it would be. She then said they couldn't be expected to pull the floorings up to examine it and maybe just the edges of the carpet upstairs would be pulled and an assumption made about the floorboards.
She also said she would see if there was a certificate for the treatment of woodboring beetles and that they are common anyway.
I don't care how common they are, the surveyor said it needs treating now and if they are left the turn into flies and the more wood they get in, they will just weaken the structure.
I have a feeling that they are going to attempt to fob me off/placate me just to get the sale through but given there is a list of things that we are going to need to do when we are in the house, this is something I want to know the exact extent of and cost before we exchange.
