How much is a new roof (ballpark) not SE prices.

I am in the South West and a house that we are looking to buy has been flagged up in the survey as needing a new roof.

I haven't got the faintest idea what this might cost.

Does anyone have a rough/vague idea please. Smile

our small 3 bed mid terrace cost about 5k in the south east.

It would depend whether you are buying a 15 bed stately home or a modes terrace.

Although I have no idea how much either costs!

Its a 3 bed end of terrace house. Pitched roof, not flat.

ours has been quoted at 11K, 4 bed detached with a fair few timbers to replace and the main valley rafter coming out and then replacing the broken slates - Cardiff based

We were told £4-5k for a traditional 1930s semi in the NW depending on the style of tiles chosen - it's a tiled roof, not slate. Our survey flagged up the roof would need replacing in a few years. We've had no issues so far and we've been here four years.

That's not too bad actually, 4-5k. Less than I thought anyway.

Our survey said the felt is ripped and if the rain is bad, wind is blowing and the rain gets underneath the tiles, then the secondary barrier of the degrading felt will mean the roof will leak but he did say it is coming to the end of its life and doesn't need doing within 12 months but definitely within 10 years, probably less though.

I was quoted £5k for a largish 4 bed house. I know other contractors round here are more expensive though - due to scaffolding hire - the guy who quoted me has his own scaffolding, hence the saving.

Why don't you get some quotes to give you more certainty?

It depends on materials too- slate etc can be more expensive than concrete tiles, but if your putting on concrete the roof timbers often need strengthening to cope with the extra weight.

We were quoted 7k for our old terrace house (up north!)
