Argh, getting pi$$ed off with waiting!

The husband & I had our offer accepted to buy or first home 16 weeks ago, we still have to end date in sight!
Our solicitors have been constantly waiting on stuff from the seller's solicitors. I am chasing like mad, emails and phone calls. I love our new home and we really want to be there before the end of summer.
Please someone tell me it gets better!

Are you in a chain? That's a long wait. Both house purchases I've made were 10 and 12 between acceptance and completion, but there was no chain.

Have you spoken to the EA to chivvy things along?

Sorry I forgot to add in the OP, there is no chain! The place is empty and the seller accepted a lower price. I've called the EA who has been calling the solicitors too. It seems we are waiting on stuff like the EPC from the sellers solicitors. I can never get through on the phone to mine, I always speak to a Secretary etc.. who never knows.

You can get the EPC yourself by ringing the vendor's EA who will have it. They can send it to you or give you the reference number so you can access it online. Solicitors don't supply them, they get them from the EA as well.

The usual delays are local searches and replies to enquiries. If it is a leasehold property, there will be leasehold enquiries too - this is another set of questions to the management company/landlord. Also various permissions/guarantees/certificates are requested regarding any works which have been carried, i.e. new windows/conservatory/extensions/removal of walls etc. If the seller can supply paperwork, should be no problem.

Sorry I should clarify...... your solicitor would normally send you the EPC, but they have to get it from the seller's solicitor, who in turn gets it from the seller's EA! Why not go straight to the EA and cut out the middle man!

Ah thanks spickle, that's interesting as the sellers EA is the same as ours! I do believe they are waiting on a couple of other paperwork bits, but we have most the paperwork with regards to the leasehold, boundary etc..
I think I'll try calling again next week. It's got to be soon :(

Our estate agent told us that they had to be able to prove an EPA had been applied for if they were showing people around, so speak to the estate agent. The surveyor automatically sent them a copy without asking us. I don't think solicitors will speak to clients sometimes as they can't get the information themselves and they don't have any information.

If you haven't been do start pestering the agents, asking them to try and ascertain how much longer the solicitor on the other side feels it's going to be as you feel you've been patient enough. From your side, ask your solicitor to provide you with any information he has at the moment on searches, pre-contract enquiries etc. That way, if you have a query it can be asked now rather than in two weeks time. Also, you will need your mortgage offer (if you need one) and make sure you have your deposit available to send.

I read on here someone saying that when it does happen, it's suddenly very quickly. Most of our chain where ready in 10 weeks, there was suddenly a problem for someone in the chain, then after four weeks it sounded like a new buyer would have to be found. Suddenly the next day it was all on and completion had to be within two weeks as someone's mortgage offer had run out, so do hang in there. I know how frustrating it can all be.
