Posted about a week ago saying our house has been on since 18th june (zoopla since 22nd) and we have only had one viewing. Had feedback today and it turns out that one viewing was because her brother sold us the house so she wanted a nose Sad my lovely mil had the kids overnight so we could make sure house looked perfect Sad really annoyed.
Can you have a look at the listing for feedback please? EA took photos when I wasn't prepared. I said I would do them during the lightest parts of day but she did them while I was seeing to the kids then wouldn't use mine. Angry Also we are currently putting a fence up In back garden. Should be done by the weekend. House is situated next to a pub and shop which i feel is reflected in the price as not as private as we'd like (tho no issue with noise)

I wouldn't worry too much about lack of viewings just yet - you're selling a family house but most families I know are super busy now with the end of term things, sports days, fetes, weddings, parties etc. I would expect viewings to pick up in September.

The only thing about your house that stands out in a negative way is the garden/fencing issue you're already aware of - the garden looks narrow and smallish, plus seems to have no privacy.

The kitchen and other rooms look good - neutral and inoffensive. I like your kitchen. The photos aren't the best, but I've seen much worse!

Thanks- the garden is actually 40mx10m so quite big. Shows the ea pics aren't brilliant though.. Once the fence is up I will retake the photo myself and make sure they use one of mine! When the sun is on the patio!

I agree that the only real issue is that the house doesn't have much curb appeal! The garden in the first picture looks a bit untidy and the fence panels in a later photo look a bit tatty - maybe a lick of paint would make a difference. The inside looks spacious and in good nick so I do think it's probably the outside that's putting people off!

Ok thanks, dh is off tomorrow child free and I've already warned him I'm going to be handing him a list of to-do's before I go to work!

I'd never really noticed the outside looking scraggly- but now you've said it it looks awful!! Get used to seeing the same thing every day I guess and it slowly starts deteriorating. Confused

those photos are hopeless. get them done again with a wide angle lens and better light. the one with the kitchen & garden is especially dark and the rooms all look tiny. and get the agent to put up a floor plan if you can.

Kitchen looks gorgeous in picture 3 then really dark in pic 5. Suggest get rid of all the clutter in kids bedrooms. Finally repost garden pics with new fence 40x10m is huge and those pics make it look tiny

The photos are grainy and too dark, and make it look like you get very little light in some rooms.

The kids rooms photos look like pictures of their stuff. You have maybe decluttered downstairs too much, and the living room picture focusses on the sofa and little chair rather than the space.

Exterior and garden could be v nice but again the photos are rubbish. You could do lots better yourself.

Glad it's not just me! Everyone's telling me I'm overreacting about the photos.
I will speak to them tomorrow and insist they use my photos. Since i am paying them and all surely I should get a say.. I spent time clearing each room as I went along, using best light and getting the full room in. And ironing quilts..Hmm
Ds's room is completely decluttered now (prob my favourite room in the house now!!) but my dd's room still looks much the same. Will try and hide her books somewhere.

Agent doesn't do floor plans but none of them do around here that I've noticed, except perhaps the lovely big expensive houses.

Do you mean 40 feet x 10 feet - it definitely doesn't look like it would be metres?

Nope, metres. Just ordered the fencing so just measured it! Although the fencing goes slightly up the side of the house too. Also where the garden goes dark at the bottom is the kids 'den' and is another 7-8m or so. (Would cut tree right back but it hides the shop at the bottom of the garden)

Therealmary- I haven't really decluttered downstairs- the kitchen and lounge are generally like that anyway, and we have a playroom between them which is 'nicely cluttered' Wink

Do they look too bare? What could I add? Agree with the focus on the sofa. Might rearrange furniture so bay window is empty...

Precious- letters are down from windowsill now. Like I say- if I'd known she was taking photos I would have been one step ahead of her moving everything like that out of site!

How can I make it less gloomy? It's bright redGrin pictures in lounge?

I'd get rid of some of the external shots - the last one across the road just emphases the road. Redo most of the room ones to make it more welcoming feeling and to ensure that you can see most of the room rather than just the furniture. Also the garden looks v unwelcoming, do you have anyone you could borrow a chair & table set with a parasol off? Then you could get rid of/move the picnic table. Rearrange the toys so they're not the focal point of the garden. There are quite a lot of bedding plants v cheap in garden centres now, some bright pansies or the like would cheer up the garden. Also in the description it doesn't seem to mention a rear garden just the front garden - you should get the measurements and the fact there's a rear garden in the description. A shame the agents won't do floor plans - they are so helpful. Good luck

If there is another room downstairs, why haven't you got a photo of it ?
With no floorplan apparent, I just skimmed through the photos and assumed you'd just got a kitchen and living room.... maybe others are to?

The photos are dire. You actually seem to have a really nice house, yet it takes scrolling through 18 crap photos to see it.

Going through each of the photos, and I don't intend to be brutal, but just what came to mind when I was looking.

  1. Nice semi with double-glazing (although doesn't really show the full size of the house). Lawn and hedge both need cut and gives the impression it is uncared for. Approx 1/4 of the photo shows the neighbouring road which is a bit off-putting. What is the blue brickwork under the bay? May look better painted white. This is a very poor first photo.
  1. Doesn't really show the whole room. The DC chair is dirty and adds nothing to the photo. Twigs in the corner not great. Some accessories on the mantlepiece would soften it.
  1. Really nice kitchen! Why is the blind down? Could you remove the stuff from on top of the cupboards? Best photo so far.
  1. Back garden - fine, although the black polythene looks odd. Angle of the shot is poor as it shows more of the lane beside the house rather than the garden.
  1. WTF? Why so dark? Even the angle of the shot is crap with cupboards in the way. Just makes the kitchen look really dark.
  1. Why is there a photo of your sofas? It doesn't actually show the room, and adds nothing.
  1. Not really that different to shot 2. Therefore why?
  1. Nice window, shows there is lots of light in the landing, and shows off the nice bannisters, although again, could have had a better angle.
  1. Bedroom 1 - OK. Bedding could be presented better. If you were really going to town, cupboards would benefit from being painted.
  1. Photo doesn't actually show much of the room, just the toys. I would remove the letters in the window - too personalised, and try to clear some of the toys.

  2. A photo of 1/4 of a room. Why? Also, why the empty photo frame? It shows a fairly old looking electric socket, which doesn't need to be highlighted in the photos.

  3. Nice bathroom! Why are we only seeing this at photo 12? It would be nice to have a shot that actually shows the whole bathroom, including the shower.

  4. Just bizarre.

  5. Not a great photo of the garden. Highlights the black polythene, lack of fencing, random empty plant pots.

  6. Presumably the estate agent knows why she took a picture of the tree? To highlight it needs pruned?

  7. Good picture of the garden - best so far.

  8. OK, although not sure what this is trying to show.

  9. Demonstrates that it is actually quite a big house, although 1/4 of the photo is taken up by the road. Fencing could be improved, and it would look better if the pavement was weeded in front of the fence.

Actually, your house is lovely. I love the kitchen and bathroom, and the back garden is quite big. The photos are shockingly bad and do it no justice whatever. I think the fencing will improve matters considerably, as would some TLC in the front & back garden. I agree with the previous poster about putting the plans on the website.

I forgot to add, there doesn't seem to be any flow to the photos - the first is the outside of the house, then straight into the living room, then to the kitchen, then garden, only to return to the kitchen later, then a further 2 photos of your living room etc.

I would have some flowers in a vase, or a plant or two (and I would whisk away mini chair for photos), make it a nice grown up space.

And I would put the playroom in the pictures!

I agree with Beryl about telling a story through the pictures. Start on the way in , kitchen (which is lovely) first and agree bathroom also asset.

The first pic makes the house looked neglected. Front garden needs work - hedges tidy at back, why not at front? Replace missing bricks & cut grass. What is the concrete square bit with weeds? (bottom left first pic).

The back garden looks much smaller than it is, have you ever thought about removing the big tree next to the house? It looks quite top heavy and has been planted much to close - that would be the major negative to me. Are you putting fence panels down the entire length of the industrial fencing?

General tidy up of other bits - open curtains fully in bedroom, red stickers off appliances, dirty oven gloves etc. Move furniture in living room - get rid of little chair & brown leather one and put space between sofa & red chair.

Just better pics of the whole rooms, and think about removing the tree.

Oh managed it now! I agree that garden needs a LOT of work and that tree doesn't help...fencing is very off putting too. As the garden is so very narrow, people who want a family home will be looking at that and not liking it....especially teamed with what looks like a lack of privacy due to the fence.

The inside is nice though...nothing in there leaps out as not nice at all.

My twopennorth'

Pic 1. House looks neglected from outside, grass doesn't even look cut. What's that blue bit? Is it a feature of brick, is that one on the other side I can see? If so, cut back the bush so you can see both of them.

Pic 2. Nice room. Plump up/turn over your sofa cushions though. Wink

Pic 3. Lovely. If I was being REALLY fussy I would say your knackered old oven gloves (just like my ones!) ruin it a bit, and cooker looks a bit greasy (but still cleaner than mine).

Pic 4. Confused Why has this been taken from an angle so that you can see there is a lot of houses/flats very close?

Pic 5 - too dark

Pic 6 - That is just a picture of your sofas!

Pic 7 - see Pic 2

Pic 8 - oooh gorgeous! Should have been one of the first pictures to hook people in

Pic 9 - Why take the picture from such an angle that all you notice are the houses across the road staring at you?

Pic 10 - Just a picture of some kids' stuff and a window. Need a picture of the room.

Pic 11 - same comment as for Pic 10

Pic 12 - ooh fab - should be much higher up the list of photos

Pic 13 - Lovely stairs but I can't decide whether I love this or whether it looks a bit cold and communal hallway like. Skirting board looks dirty, sorry. Maybe if you stood at the bottom and took the picture looking upwards . . .

Pic 14 - Looks tatty, sorry

Pic 15 - urgh no, get rid of this one

Pic 16 - Much nicer picture of the garden than 14.

Pic 17 - Quite like this one

Pic 18 - why do you need this view? It is just not you house's best side.

Sorry for all the criticisms but you did ask! It's a lovely house BTW.
