Selling an empty house

If you were a potential purchaser, would you be able to envisage furniture in an empty house, or should I dress the rooms with oddments of old/reject furniture??

All those property progs on telly make out that home buyers lack imagination and that everything needs to be staged with lifestyle aspirations... I maintain that folk can usually imagine where the bed would go.

The house is a 3 bed 1930s semi with a converted attic room. It is on the small side of average and has a petite garden (patio, lawn, BBQ area). It has been rewired and had combi boiler/new heating system fitted 7yrs ago. The walls have been replastered, new UPVC windows, new bathroom, new kitchen in small extension. It is a 1st time buy or perhaps 2nd buy with small children. It was my house before I moved in with DH, and has been tenanted (2 long term tenants) but now empty. The pics on Rightmove were taken before the tenants moved out so show it furnished (it looks nice, they had good taste).

Do I need to bother furnishing it?

Is it a fairly typical house for the area? I was looking at 1930s semis in an area which was full of them and they were all much of a muchness in terms of layout and room size. The only thing that set them apart was kitchens/bathrooms/decor.

Perhaps a single bed in the box room might help show you can fit one in!

some people have the imagination, some don't...... i would try selling without, and if there is difficulty borrow a few bits.

We bought an empty house and really struggled with the decision as it was such a lifeless hole compared to the others. A couple of cheap beds/mattresses would help as bedrooms look smaller when empty (odd I know), I think is more that you overestimate bed size.

See why you can borrow off friends and family, don't spend loads of money

I agree with the others. I'd try selling it as it is. If it's essentially the same as others in the area then hopefully viewers will be used to the typical layout. If it's unusually expensive for the area or has been extended, or has oddly-shaped rooms (with few right angles) then it may be worthwhile to hire furniture (you can do this by the month from home staging people) to increase your sake price. How's the market generally where you are?

I would prefer viewing empty houses every time and nearly all of the places I have bought have been empty [no chain]. I get a better idea of the size and condition of the place and nothing is hidden.

I'm sure there are many other buyers who think the same and have imagination. Seeing other people stuff/taste can put me off.

We bought two empty houses, I prefer to see empty rooms over ones filled with other peoples clutter. I can see the state of the carpets and walls better and picture my furniture in it.

I'd furnish it if I were you. I love looking at empty houses and the one we got was ex rental and empty, however the sellers reduced the price twice before we offered as others just couldn't see the potential. You could get lucky but some people really just can't visualise things.
