Varnish

We need to get the floors sanded and re-varnished downstairs as they're in a right state. What is the BEST, most hardwearing varnish around... I want it to last better this time!?! TIA

I recommend the satin finish. Gloss looks like toffee apple. If you want to change the colour of your wood, I recommend using Colron dye first, followed by clear uncoloured varnish. If you use a tinted varnish the colour will vary with the thickness of your brushstrokes, and scratches will be more prominent to the eye and harder to invisibly touch up.

I would use Osmo Polyx oil on a floor, from experience it is hardwearing and can be spot repaired without sanding back. Sorry feel like I am on an Osmo mission today - honest I have no affiliation. Are they pine?
