Quick opinion - would you redo this kitchen to put on the market?

Hi, unfortunately it looks like I'm going to have to sell my house in the next year. It's a beautiful big house that we've much much time, love and money into over the past few years. The big plan was always to do a kitchen extension and end up with a lovely big kitchen.

This is now off the cards and so I want to know if you think it would be worth doing the kitchen and to what degree? Just a paint of the horrible 1980s melamine units and new laminate work surfaces? Or a new cheap ikea kitchen, or I could get a hand built kitchen with Belfast sink, wooden worktops etc done for around £5k.

To put it into context the current kitchen is an old, shabby bodge job which is totally out of keeping with the rest of the house. I've attached a photo but it really doesn't show how bad it is in real life (pretty grotty). I have also attached a pic of our bathroom which is v nice (I think!) and this shows the level the rest of the house is at really. The value of the house is around £370k minimum.

mandy214 I've done a kitchen although it was pre-children, we're about a year or so off buying again and the thought of having to put up with a kitchen designed by someone else, that DH would insist didn't need changing as it was quite new, is not a happy prospect. If I ever do buy somewhere I need to put a kitchen in with children though I accept I may totally change my mind Grin

Hated doing the bathroom though, so Kits house would be an ideal option.

dooble I think OP said in her original post that it should be at least 370k in value so stamp duty not really an issue.

We are about 2 months into works to knock down walls & chimney breast / install new flooring & kitchen etc to create a large open plan kitchen diner. Other than structural work / electrics / plastering, we are doing it all ourselves. I am living with half a kitchen (think everything in crates, fridge freezer in garage, oven / hob just about working if you can see it through the dust) with 3 primary school children. I feel my experience the total, chaotic mess may have warped my objectiveness Smile.

Your house sounds lovely OP, and sorry to hear the reason for selling.

I think I would leave it, tbh. We need our kitchen done at some point and every time the conversation has arisen with friends they all have different ideas at what should be done!

The keen cooks want good ovens, the bakers want work surfaces, the parents want big tables, some want floor tiles / carpet / wood. .... the list is endless Smile.

Therefore I think even if you did the kitchen there would be things about the new one that would put people off, just as much as your old one (if not more, as essentially you're paying for sonething you dislike).

I wouldn't do it. We've been looking at a lot of houses lately and the ones that have been 'done up to sell' are horrible and off-putting.

kitchen is fine. Do NOT put in a belfast sink, most people will rip them out again as they are a recipe for backache. They went out of fashion for a reason.

is there a shower in that bathroom?
