Offered on House 1 but want House 2 - with same agent

We offered on a house a couple of weeks ago so not too far along in the process. House 1 is the practical option but I'm not in love with it and there are a few small issues I'm not happy with. However we were under pressure to find somewhere and we didn't want to lose our buyer again.
I have just seen my almost perfect house, which is slightly less practical but which I love. I have seen it previously when it was on the market last year but we didn't have a buyer.
Trouble is, they are both on with the same agent. Will agent consider showing me round or accepting offers? Would I have to pull out of a House 1 first? I'm really worried about letting people down so not sure what to do!

The agent will make money whichever house you go for so I don't think they'd mind...

I agree, the agent will make money whatever. If they think you're nervous about house 1, it's best to let you see house 2, otherwise you might pull out of house 1 and they won't make their money now. Also, best to do it now before you get too far into the process.

I'd do it ASAP so you're not messing the vendor of house 1 about.

Don't go through with no 1 if you love no 2 much more.

View house 2 first, then make a decision re house 1. It's not particularly "nice" but it's perfectly legal and above board to pull out having changed your mind/had an alternative offer accepted. It's a lot of money to chuck into a a house you're not 100% on just because you don't want to upset anyone.

Doesn't really matter to the agent but remember you aren't just buying a new dress you are buying a house and spending a vast amount of money so get it right. It I s disappointing for the other people if you pull out but think how disappointed you would be if you had to live in a house for the next 10 years that you weren't happy with.

Thanks all for your advice. We pulled out of House 1 and will be trying to see House 2 soon. Agent took it ok so hopefully they will be ok about us seeing House 2
