Does anyone have experience of buying / living in a property with flying freehold over an alleyway?

Here's some saturday evening excitement for you Grin. I've seen a house that would suit us but I think there would be a potential problem with flying freehold, I'll know more on Monday.

Does it make getting a mortgage / insurance difficult? I understand it probably will.

Could there be potential problems with maintenance (vandalism?) underneath the room that bridges the alleyway? I know the area quite well and while it's ex-council estate it's actually pretty quiet.

Is the room itself much colder because it's got potentially cold air above and below it?

We had a flying freehold property, although the flying bit was over next doors kitchen, so not quite like yours. We had no problem with the mortgage, which was with alliance and Leicester and the buildings insurance was with legal and general and again, there were no problems getting that put in place.

We have one, a bathroom and bedroom are over the alalleyway.

No problem with mortgage and no the rooms aren't colder.

We have a similar property, ex-council too. We're in a terrace, the alleyway (called a gunnel around here apparently) is shared between our house and next door on one side. One of our bedrooms is over the alley, but there's no problem with heat loss. The only problem we've had is that the walls on the side with the alleyway appear to be of a much thinner construction to the walls on the other side, so sound transfer from next door was a problem. We've installed sound-proofing though, which seems to have helped a lot.

When we first moved in, we noticed some kids had scratched stuff on the wall at the end of the alley, but we've had absolutely no problems with anyone going in there since we moved, and I suspect they were old marks. The area's quiet round here too. We're also planning on installing a movement sensor light in the alley.

We have one. No issues at all. Mortgage and remortgage not a problem. Not cold.

We have one! We had to take out an indemnity insurance policy when we bought it, and I have just renewed it (we're selling) for around £50ish.

It hasn't been an issue at all for us, although ours is an alleyway for shared access to ours and next doors gardens, so not for public access. Heating isn't an issue either.

We had one over a shared alley (no central heating) and it was definately colder in that room and some problems with condensation/mould on that wall.
No problems with mortgage or insurance.
