Cheeky request - can you tell me how much your extension cost?

We're in early planning stages, originally for a garden room on the back of our victorian house - part knocking through from kitchen. NO new kitchen needed, just new room with heating and maybe bi-folds.

Architect suggested a 2 floor extension - bedroom above garden room. I've no idea what this could cost in comparison to single story - double the cost, or just 35% extra?

Could I just ask what your extension cost and what, in summary, you had done?

We were told to allow £1.5k per sq metre, to "shell" finish, for a single storey extension, and 50% again for a second storey (because the foundations have already been included in the single storey iyswim).

We had a room put across the back of our house, single storey, about 35sq m. We had the wall between kitchen and new room knocked down. We paid £50k, this included 3 large windows, 3 velux windows, patio doors, radiators, painting and decorating but not the flooring. So the recommendation to allow £1.5k per sqm was pretty accurate.

I honestly can't tell you how much we spent because I have not done the final tally. I may never do it!

We have a Victorian semi. We turned the kitchen into a sitting area built out into the side return to provide a dining area then put on a new kitchen at the back. This is now all open plan. Then we have 3 steps down to a back entrance area which leads through to a boot room/ laundry and WC. We had to build a terrace to give access to the dining area.

Originally we were going to go single storey and have a vaulted ceiling in the kitchen extension but decided to build a 4th bedroom and ensuite as the house seemed bottom heavy. I think it only cost around 20% or so more for the upstairs.

We are 70% through our single story extension to Victorian semi. It involved remodelling and opening up old dining room and kitchen plus demolishing existing extension and conservatory plus rebuilding them as a new kitchen and dining area. In total we have created large snug, study area, utility room and kitchen/diner. We are paying the builders £48k plus £15k for new kitchen and £4k for flooring and £8.5k for bifolds. Haven't worked out yet amount for decorating and furnishing or kitting out utility room.., Hope it will be worth it (but think it will).

I should have added, it was worth every penny, I don't know if it has added value to the house but it has definitely added value to our lives.

We paid around £70k for a two story extension. Downstairs was a living room with bifold doors to the garden, single (integrated) garage and a small utility room. Upstairs was two double bedrooms with en-suites.

It was four years ago so may need to factor that in.

Agree with £1,500 pmsq rule, we had a kitchen extension done last year and the build cost ties in with that.

That was for a single storey.

We've done similar amount of work but not the same and had an extension on our Victorian terrace that's wider than our galley kitchen with folding doors and a loft conversion with en suite bathroom for around 60k. Not the cheapest builder, but worth paying the extra as they've done such a good job.
