Serving party wall notice to housing association

Anyone done this? Was it a nightmare?

I'm just starting. This process and it's proving hard to even get a name to put on the notice.

Any idea whether I need to also serve notice to the residents (there are 4 separate flats that are in the building)?

It will probably be a nightmare. You need to serve notice on the leaseholder and freeholder-not the tenants although they need to be informed as a surveyor will need access. Be aware that the freeholder and all leaseholders are entitled to appoint a surveyor at your expense. We were lucky that the leaseholders were happy for us to just have one survey for the freeholder.
The ha will want to appoint a surveyor.

Thanks superram. I've looked into it further and found out there are only tenants and no leaseholders so it's only the HA we need to deal with. How much did you end up paying for their surveyor? I'm worrying about it now!

Sorry to resurrect an old thread, but I am came across this when looking to do something similar and wanted to provide an update to help anyone else.

I used an online company to get the deeds to establish who owned the neighbour's house - I then looked up current contact details for the housing association. I kept phoning them until I got through to the right person, from that point it was very straightforward. They had a set surveyor they always used, and they delegated the entire process from their perspective to this surveyor. I was then able to engage the same surveyor - having confirmed fees - to do the party wall award. I ended up issuing the initial notice myself, but I carefully put in the leg work before starting the clock to make sure I was contacting the right people. The cost was slightly more than the surveyor my structural engineer suggested quoted, and from what I gather reasonably average for London, it was a massive saving on engaging two surveyors.

I hope this helps anyone else in a similar situation.

The surveyor issued the award, including survey of condition in about 4 weeks. I spent about two weeks setting it up. This would have been faster if I had been more focused.

The main negative was the neighbours were not happy about the intrusion of the survey of condition which the housing association required.

This thread is really informative. So thank you for all the information. I just wanted to ask, were the H.A were happy to just direct you to surveyor straight away? Or did they they want you to send a notice first ?
