Which offer to accept? Need to move fast!

Basically we need to move as fast as poss, out first buyers pulled out just before exchange last week, and we are desperate to keep the vendors from the house we love putting it back on the market...it's been a stressful week!

The good news is we had 2 offers over the weekend.

Offer 1:couple in their 50s.offered full asking price. Loved the house, esp garden (which is huge but needs work). BUT they haven't sold yet. Not even on market but they say they have been advised they'll sell v quickly. They live in v desirable area. Their property going on market today.

Offer 2: family with 2 teenage ds. Offered £5000 below asking. Have sold but are in a chain of 5. (Is this a lot.?) all need mortgages . Wondering about their circs as their house is still listed for sale on rightmove and price drop on Monday (found this out thanks to property bee!). They are with same agent as us and they (the agents) are putting pressure on us to choose offer 2.

Wwyd?! Think my judgement is being coloured by wanting the older couple to buy it. It's a v rural property on country lane, have to drive everywhere. Concerned the family with teenagers might change their minds when they think about the reality of driving everywhere! But who am I to decide that for them... Also concerned about long chain. But the other is a complete unknown. Sorry for the ramble! Just desperate to not to loose our dream house.

I think I'd go with the older couple as long as I felt they had a good chance of selling - i.e. they weren't being totally unrealistic about their asking price. Is there a chance you could look up their house when it appears on Rightmove and check they haven't asked some totally bonkers amount?

I agree with Phyllis - I didn't quite understand what you were trying to say with Offer 2, but a long chain and doubts about whether their sale is actually proceeding would put me off, quite aside from the lower offer.

I'd keep it on the market or go with family 2. We are in similar position to couple 1, all estate agents told us we would sell in days, hot market etc. 6 weeks on and no luck, you could accept their offer subject to their sale and keep viewings in the meantime. Good luck.

Go with no 1, but tell them that you will have to keep house on market until they have sold/can proceed. We were in same position as them a long time ago, we did miss out in the end but completely understood vendor's POV.

Accept offer 1, tell 2 that you are accepting asking price offer, tell vendors you've got a choice of buyers to show how viable you still are as purchaser.

2 sounds nearly as flakey as 1 but not right price.

I'd stall for a couple of days and see if couple 1 are true to their word about going on the market. We had this twice with our last house sale and nothing happened at all.

Tell 1 you need them to sell up fast or you'll be keeping it on market.

How do you know couple 1 will not end up in a worse chain. Can you delay an answer a few days?

Exactly.. offer 1 is an unknown and bit of a gamble really. Good idea to stalk them via rightmove though!

Sorry.. to be clear about offer 2, they offered on monday. Their property is still for sale on rightmove although they said it was sold. Using property bee (which tracks a houses history on rm) I can see they dropped the price monday .. the same day they put in an offer to us! Asked ea's about it but they kind of dodged question. Suspicious their sale could be falling through but can only speculate...
