here's a floor plan for a similar house to number 1 - www.rightmove.co.uk/house-prices/detailMatching.html?prop=23783682&sale=545086&country=england - though it has a very strange ground floor extension.

Prefer 1 just because I'd like to do things to my own taste. Though it would probably take a lot of work.

I think house 1 has loads of character, I especially love that staircase.

I would go for house 1, but make sure that you get a proper survey, it looks as though part of it has a flat roof.

It doesn't look like the rooms in House 2 are significantly bigger. Looking at the main front bedroom, House 1 is 4.09m x 3.55m and house 2 is 4.37 x 3.56.

House 2 has sacrificed the box room at the front for the stairs to the loft conversion.

I think house 1 will be snapped up - it is very much a bargain.

We only want a 4 bed house and that garden is lovely but I am sure all the cash buyers and professional developers will be all over it like a rash.

Minty my friend and her new DH were in the position of falling in love with a large family home in her very small search area, which was in need of total modernisation. They offered asking price along with a developer. It was probate sale and the three children had a picnic on the law of the house and decided that they wanted the home they grew up in to go to someone who would love it and bring it back to life to actually live in it.
The accepted their offer over the developer, I think it totally depends on the vendor, developers don't always win.

that is lovely HaveTo. I was only thinking the other day how I will feel when we sell here as DD was 4 days old when we moved in another story all together and yes people tried to tell me but I wouldn't listen...

Minty do you need to move now? I think things will quieten down a bit in the next few months, maybe it will be better to look then?

it is lovely isn't it Possum she cried when they told her they had accepted their offer, they lost out on another property a few months earlier and were living in a small rented flat. They have just had planning permission granted for an extension and work starts end of the month.

I agree also that things will calm a bit, I think the new mortgage affordability will put a lot of people off moving. Me for one.

House 1 does say offers 'in excess' of, I think it will go for silly money

If you are looking for a long term bet as a family house go for house 1. the garden is just too small in house 2. Also house 2 looks like it is on the corner so two sets of traffic in front and at side of house. But yes a refurb will cost at least £100 000, no doubt more. And doing building work is a massive stress. Although you do get it exactly how you want it then and not how someone else wanted it.

House 2 looks lovely but the garden is too small given the lack of space to play out (assuming this is not an option in London due to traffic) so I'd got for house 1 and do it up if you can afford to do it to the standard of house 2.

House 1. Sure, it needs doing up, but it has oodles of charm and potential and you can do it up just as you like. Plus the garden is seriously awesome.

House no. 2 looks like a hotel and is always going to be someone else's taste.

Love no. 1!

House 2, no question.
No floor plan for house 1, or I couldn't find it.
House 2 looks better looked after.. Structurally and internally.
Save yourself the hassle and move into something already done.

I would definitely prefer House 1, assuming it would leave me enough spare money to update/modernise it in my own style.

I would also want to make changes in House 2 (too cold & modern looking for my liking), so wouldn't want to pay a premium for someone else's tastes - just to change it all again anyway.

I much prefer the blank canvas of an un-modernised house.
