Working out square footage

I don't seem to have this figure anywhere and I'm interested to know how it compares to other properties locally.

Do I include everything or do I leave out halls, landings, stairs, etc?

Morning everyone. I'm just trying again to see if I can get an answer to this.
We're going to rent out our flat and I'd like to know how it compares to others available. I think it's really big so we should do quite well. DH thinks it will always be a bit scruffy so we shouldn't set our expectations too high.

I would suggest working out the inner area of your house. So that would include halls and landings but not a balcony. I'm not sure if you're supposed to include an integral garage or a conservatory. Personally I exclude these things when I'm comparing houses.

Estate agents tend to include everything but should distinguish between sq footage including, say, the garage and without. But halls and stairs are fair game for inclusion

I think as long as you state what's included it's okay to include non-living spaces but in my experience it is more usual to exclude halls, stairs and anything with a sloping ceiling where you can't physically stand up in.

I'd include metric dimensions too as not everyone will be familiar with square footage.

Pinkje - this is just for our purposes, rather than for anyone else to use. I just want to know how other flats in the area compare to ours, so I can see what sort of rent we might expect per sq ft/sq m.

It sounds as if the majority think it's ok to include halls and stairways. We live in a maisonette so one lot of stairs just comes up to our main living area. I might leave that bit out. It would also be quite hard to measure.

late to the party - but your EPC will include the area of the place. In square metres, of course. :-)
