Living near Twickenham Rugby Stadium

We are looking at properties in North Twickenham (south of the rugby stadium, on the doorstep of the stadium). I have 3 worries and was wondering if anyone living in that area could share some views:

  1. Does the stadium traffic cause too much of a nuisance on match days? Are any roads closed in the area?
  1. Does the Mogden sewage plant cause a smell/mosquito problem in this area? (I think the distance would be about 0.5 miles)
  1. Is it in the flight path and does that cause a nuisance?

If anyone lives in this part of Twickenham (Tayben/Chudleigh/Palmerston) or has lived previously - I would be grateful for your input.

I don't live in the area but having visited Twickenham on several occasions for matches I have only ever experienced traffic chaos.

I haven't lived in twickenham but sometimes go up for the rugby... it is chaos then and very busy on the roads. I suppose it depends on how close you are to the stadium. There are some beautiful houses in twickenham... most of which are outside of my budget!

We live in Twickenham (south) and match day traffic is terrible!! But its only a couple of weekends a year (I think 12 ish) and as long as you're aware of it, its very easy to plan around - its only in the 2 hrs before a match and the 2hrs after that it is a problem. Generally we don't mind at all.

There are a couple of roads (Varsity Drive opposite the stadium for instance) that are totally closed though so you can't get your car in or out - that's a bit more annoying.

There are a couple of match days (Army v Navy and the Sevens) which are bloody awful and we generally try and get out of Twickenham on those days - the drunkenness is out of control, pubs are forced to shut at 8pm to try and control it but you'll still see people vomitting/wetting themselves in the streets.

Modgen - yes, you can smell it sometimes. But the prevalent wind takes the smell North over Isleworth so its rare we ever smell it (maybe once every couple of months). Never been bothered by it though, its a minor thing.

We do have a couple of mosquitos to squish on summer days with the doors/windows open - but we've never knowingly been bitten by one.

The flight path is also annoying. Generally planes are coming in to land over Twickenham which is much quieter than taking off. But every couple of weeks they take off over us and that's a pain. We installed soundproofed windows (secondary glazing) in the toddler's room because they would wake her up (cost £500, best money we ever spent). But we aren't bothered by them and I can sleep though them - unlike when we lived in Putney and they woke me up at 4.30am every single day.

But those are the only bad things about living there, we've been in the area for three years and generally I love it. The commute is easy into London, I've made some excellent local friends and there are a ton of nice services for families etc. We have no plans to move...

  1. Yes - traffic is a nightmare on match days. Also there are other huge events that take place at the stadium - Jehovah's Witnesses convention and similar. Not sure about road closures.
  1. Thankfully the stench doesn't reach Twickenham!
  1. Yes, it's under the LHR flight path, so there is noise but you do get used to it quite quickly. When I moved away from flight path I found my surroundings eerily quiet!

have friends who live right near the stadium, they can see it from their garden. they just plan around the traffic problems. they also used to get reduced, sometimes free, tickets to the matches and gigs. they can also hear the gigs very, very well, so if you don't like loud music.......

Hi Artistic. I live in Twickenham, within walking distance from the stadium but further towards Whitton Station.

  1. Rugby days are traffic chaos days. You have to be quite careful about when you arrive or leave your house to avoid the worst of the traffic (for example, make sure you are heading home or heading out while the match is playing as the streets are deserted!). It does take some getting used to and some discipline! You also get very clever at finding short cuts around some of the quiet streets around the back of the stadium so that you miss the worst of the traffic.
  1. The Mogden sewage plant has never been an issue at all. We don't smell it (Either at our house or when close the stadium).
  1. The planes do fly fairly low over the area but generally fly out over Hounslow, so our area is quieter. For some reason that we have not yet worked out, Sunday late afternoon / early evening is when the 'big, heavies' fly low over our area. It is fairly noisy but (I know, it is a cliché), we are so used to it that we don't notice it at all. In fact, I travel for business and love being 15 minutes from Heathrow.

The upside is that it is a great, family area. The schools are excellent (Chase Bridge Primary, for one) and there is a lovely community feel. I have seen a real regeneration along Whitton High Street in the last few years that looks to be continuing (We now have a Costa's and are getting a Sainsbury's!).

Thank you for your lovely & welcoming replies. We are very much looking forward to moving there, with a bit of caution about Rugby day discipline. Unfortunately we will be one of those who will face road closure, so I will knock on a few neighbours doors to see how they cope with that aspect. I suppose you could park your car a few streets away & drive off from there if you really need to get someplace!

Fantastic place to live! I'm in Twickenham but we are close to Whitton Station (walk under a316). You get used to not driving on match days - it is ok once you get used to it!
Bit smelly near the Tesco next to Stadium but mostly fine.

I used to live in Twickenham, having previously lived in Finsbury Park - have to say that the rugby fans were lairier by far than the Arsenal fans! Particularly on Army & Navy match days, we had people urinating against our fence and general unpleasantness. But otherwise it's a lovely place - I just used to go elsewhere on match days!

when I visited Twickenham lots of the locals seemed to be cashing in on it.
Some had rented their driveways and a couple were flogging bacon sarnies from little stalls in their front gardens. Very astute!
