How much would you expect your house to have risen between 2011 and now given that you have significantly improved the decorative order throughout?

Depends where it is.

IME decorative condition doesn't make all that much difference to price in itself, although it can mean the house sells much more quickly.

I don't think decorative order impact on value at all hardly, it might make it easier to sell perhaps, but unless you've improved it significantly i.e. top of the range kitchen / bathroom etc, its just your taste.

I disagree, there is a big difference in the price of fixer uppers with 'finished' article houses where I am (London). To be 'finished' I mean tasteful and move-in standard, not highest spec kitchen but probably not developer bog standard either.

Lulu if you're talking about re-plumbing / re-wiring / flooring, plastering, damp proofing, maybe new roof / windows etc (which is what I'd class as a "fixer upper"), then yes, there would be a difference, but if you're talking simply about the "decorative order" like the OP said, then no, from a valuation point of view (see thousands of valuations in my job) it has no impact on how a professional valuer will value a property.

mandy214 Maybe not a professional valuer but a member of the public may well pay more for a house ready to go. We have just purchased a house for 250k that was on the market for 265k. When we viewed at an open house there were people all over it so didn't hold out much hope. The place was filthy, only 10 years old but I don't think they had done any cleaning for those 10 years. No one offered above 250k. We have just spent 6k on cleaning, redecorating, new lights. new blinds and new flooring and decking in the garden. Mowed the grass and tied up the front garden. House has just be valued at 300k with a potential buyer lined up. Yes we are in rising market but not 20% in 4 months.

It definitely depends on the area. We bought for 92k in 2005. Spent 50k on it. Been trying to sell it for ages and just accepted an offer of 87k!

you can put the details in the nationwide price index and it will give you a figure - also Zoopla. www.nationwide.co.uk/about/house-price-index/house-price-calculator

Not sure how accurate they are (the professionals on this thread will know) but I think it tracks postcode specific average rises so would give you a rough idea.

We bought in 2012 and ours has apparently gone up by 12% (nearly 100K) which I find bonkers but is in line with recent valuation. All this is completely irrespective of decoration.

Just to give you an idea of what we've done - new bathroom, new ensuite, new kitchen, new front door, new sloped roof on extension, new fire place, close board fence between us and next door and gates at end of drive to create privacy. Car port in place of an old rundown storage shed, new flowers in garden, un-artexed ceilings, installed double glazing to few windows that were previously wooden and single glazed, modernisation by way of new light switches/spotlights etc, hopefully improved 'kerb appeal' ie. changed name of house, new signage and painted gate etc. Painted large scruffy old wall and pulled down overgrown ivy. Decoratively throughout the house it was all dark and light sapping (curtains, dark swirlycarpets, cold tiled floors or thread bare carpets in nasty colours) so we've made it all light and bright throughout with paint and light carpets. I'm hoping this has all helped increase the value...

Some of it should have done, bathroom, kitchen, windows, car port maybe but artex ceilings, painted gate and flowers aren't going to make a difference to the value, just improve the look of it.

It is impossible to say how much it would have risen. Different areas have risen in different ways. The only way you will know for sure is to get it valued. I would ignore Zoopla, they come out with ridiculous values for our house and I have no idea where they are getting their numbers from.

Moonmin some of those things I'd class as maintenance (gate, fence, flowers, light switches). Carpets, paint, curtains, covering artex etc just you personalising house etc, won't affect value. Depending on the quality of the fittings for bathrooms / kitchen etc you will probably get your money back (i.e. house value will have increased in line with what you've spent) but otherwise, agree its just a question of looking to see how house prices have risen in your area.

So we had it valued and they said its. now worth 95k more now than when we bought it 2.5 years ago- is this good or just 'normal' in the current climate?

What do you think? Nearly £100,000 more than you paid for it....I think this is a stealth boast Smile

We are in London,by the end of the year we will have spent around £15,000 on our house, house has probably increased by £40,000 since we bought early 2011 assuming we sold now before the crash we are surely due but we've paid off a chunk of our mortgage and not someone else's in rent.

No not a stealth boast just a genuine question from a first time property owner who is clueless with money finance and property. I have nothing to compare it to having rented all my life until quite late on.

Probably "normal" in the current climate, maybe even a bit low given how much you must have spent on it (but it's difficult to say without knowing how much of a % change that is).
