How long would you expect for an offer on a Central London flat?

SW1. 3 beds - very nice. How long is realistic?

To be honest I am surprised it is taking so long. Have the EAs over valued do you think? When we had ours valued (zone 3 so not really comparable) we had valuations 100k adrift of each other. We went with the middle one because their comparators seemed more realistic and closer. They advised us to expect 330, put on at 350, two full priced offers, we knocked down on survey to 330. The highest agents valuation was 440 and we thought that was very unrealistic - so I would double check the comparators to make totally sure the price is reasonably on the nail.

I don't know - we went at the very cautious end of the valuations. Seems well within comparable levels. We do have two second viewings. Have had 8 viewings so far - variable feedback, nobody has mentioned price. One felt it had too many stairs (it's a maisonette!!) the other thought the bedrooms were a bit too small. With the others, one partner was very keen but the other less so.

How is the flat being presented?? We had to make sure ours was absolutely spotless for the whole week we had viewings... Nothing out of place, I even decluterred the bathroom cupboards as I thought viewers might open it...

I don't think I cooked a proper meal that whole week, to keep it clean!
