hope someone can give me wise advice-offered on at house and had survey done-full structual. House had bad defects-vendor went nuts at surveyor-not sure why. Vendor refused to budge on price-no house bubble here and prices quite low and a cash buyer.Pulled out of sale. A few weeks later noticed property was unsold so asked if i could review as now had the cash to put defects right. Ea told me vendor now wants an extra £5000 just for me to view with a friend-i had originally agreed £5000 below asking price. Dont know what to do

I think that's blackmail

No way would I be buying it - even if they accepted your offer they would probably make things as difficult as possible

PatriciaHolm · 15/05/2014 14:28

Walk away. This vendor will be trouble constantly, and probably try to raise the price later in the process too - I wouldn't engage.

middleagedspread · 15/05/2014 14:29

Walk away. Some people are just tricky, imagine trying to progress a sale with someone like that?

TheWholeOfTheSpoon · 15/05/2014 14:29

They wanted £5000 for you to view the house?!!!

madbutnormal · 15/05/2014 14:31

I don't think you've done anything wrong, or could/should have done things differently.

You must protect yourself. For every defect found in the survey, there are likely to be many minor defects that you'd find when living there. The owner hasn't maintained the property well and is aggressively defensive about that.

I think you have invested the survey cost to save yourself thousands of pounds in fixing unknown issues, and to save yourself the stress of dealing with an unreasonable seller.

kirako · 15/05/2014 14:37

Please don't take it personally. You've been unlucky. The seller will do this to everyone, until finally the estate agent threatens to dump them. Whoever buys the house (and it's likely to be on the market for years), well that buyer may find prawns sewn into the curtain linings.

CrapBag · 15/05/2014 14:53

Wow! You had done nothing wrong is the vendor is a cheeky fucker who is trying it on.

Walk away, fast and never look back. They sound like a nightmare and be glad you won't have to deal with them.

PeterParkerSays · 15/05/2014 15:02

How do the Estate Agents have the cheek to actually pass that message on to you? Surely they actually want this house sold.

MerryMarigold · 15/05/2014 15:05

Why are you a fool? You've done nothing wrong at all. The vendor is right cheeky. And there is no way I would go near a house with a dodgy vendor AND structural defects. You will waste more money on solicitor and then he will up the stakes again later, knowing that he has you.

UriGeller · 15/05/2014 15:14

Walk away. My rule is that if there are bad defects, the vendor hasn't looked after the property and it will be more trouble than its worth. The survey has shown this house to not be worth its value so please walk away.

There's a house for you out there, don't get disheartened, carry on looking and you'll find it.

Good luck.

HerRoyalNotness · 15/05/2014 15:27

Refuse, find something else.

If they DARE ring you back to see if you are interested in a couple of years months when they still haven't sold, offer them 10k less as a final offer (if you are still interested/looking)

Emzar · 15/05/2014 18:42

You haven't been a fool, you've acted sensibly. If you accept the price increase now, the vendor is likely to try it on again further down the line when you're more financially and emotionally tied in. They're attempting to game-play, and it's best to just walk away.

burnishedsilver · 16/05/2014 09:01

I think you've had a lucky escape. The vendor is horrible. Walk away.

pictish · 16/05/2014 09:04

Walk away. I know this will be very hard for you to do if you want the house, but walk away.

Lioninthesun · 16/05/2014 10:16

No one will touch his house with a bargepole if he continues to move the goalposts. What a greedy little man!
Only way possibly would be to find out his solicitors and communicate solely through them. They are less likely than EA's to little to a mad man ramble and generally just want to get the job done. The EA sounds a bit pathetic here as has not taken their client in hand to explain why their attitude is stopping the sale of their property.

Lioninthesun · 16/05/2014 10:16

*listen not little!
