How quickly can a sale go through? Moving in dilemma!

I have had an offer accepted on a property and the vendor and I are not in a chain. There are no mortage issues and its all in place.

We have given 2 months notice on our rental place and because the vendors solicitors are being immensely slow, I am getting worried we will be homeless. We did stipulate we need the keys by a certain date which has been agreed.

Any advice appreciated! Is 6 weeks long enough to do all this?

We did it in 6 weeks first time we bought a house. We needed to get a mortgage which was fine, all done. They were buying forwards and there was no other chain. I would suggest calling your solicitors every two days and reminding them about it. I would.

My solicitor is up to speed- its the vendors. They are so slow and seemingly obstructive ( not sending the contract, not returning calls, telling the estate agent they've done it and they haven't)

Ill call the estate agent Monday, I think and nag.

Our first house was done in 5 weeks! From offer to getting keys!

Our 2nd house was 7 weeks due to the vendors not being ready to move out within 6. Paperwork and searches etc had been completed.

Nagging is the way forward! We did this when we bought our current house - it was also the other party's solicitor dragging heels - and our EA called them all the time to push things forward, we also had it all done in 6 weeks or so.

I have to say that it was risky to give notice before exchange. If these people decide not to sell, or are divorcing and arguing, or many other things, or gazump you... Hope not of course.

so now you need to pester like hell. 4 times a day if necessary. You can't speak to the other party's solicitor but you can talk to yours and the estate agent.

We were renting and purchasing with no chain. To be honest I wouldn't have given notice until exchange. It still took nearly 3 months until we exchanged. We kept the time we had to pay rent and the mortgage down by insisting on a month between exchange and completion. What happens if your vendor pulls out?
You just have to keep pushing your solicitors, also the estate agent as they will want their commission as soon as possible.

We had about 8 weeks between putting in an offer to moving. In the end we exchanged on the Friday and completed on the 18th December. The chain was 6 long, we were second to bottom of it. The lady at the bottom of the chain would have been made homeless on the 20th December if our solicitor hadn't pulled her finger out and done her job. It was very quick, but everyone wanted to be done before Christmas. If she had done her job properly we could have been done about 10 days sooner than w were, which I know was quick, but it's frustrating when you get lied to when you ask for updates.

I would have thought 6 weeks, no mortgages and only two of you in the chain is really doable, providing all the surveys are ordered when you ask for them right at the start and there are no problems with them.

I'm in a similar situation, but we only have three weeks left in our rental and we still don't have our survey report! The vendors our moving to a vacant property so it have should be easy, but we waited ages for Countrywide Surveyers to actually book in the survey, and now over two weeks later there's still no report. Soon the three of us will have to squeeze in the inlaws house until it's sorted, but at least we have somewhere to go.

The vendors solicitor hasn't sent the contract and rarther rudely won't return my solicitors calls and fobs off the estate agent with " just posting it" when they haven't and don't.

That's all I am waiting for at the moment.

The estate agent seems rather relaxed as well. And slightly annoyed with me calling them to chase.

A sale could go through in your timescales but only with everyone's cooperation. It doesn't really sound like your vendors want to move that quickly in which case it's going to be hard to persuade them to.

I think you've been very brave to give notice on your flat... You just can't control solicitors, the vendor pulling out, trying to get more money at the last minute etc.

Are you an 100% cash buyer or have you got a mortgage? Remember you can only progress as fast as your solicitors do. If you have a mortgage your solicitors will also be working for your lender, so they might require lots of documents from the seller's solicitors, and even if you say you don't mind taking the risk they can refuse to let you exchange until they're completely satisfied with the conveyancing process.

Mugslife have you called the surveyor? A week after the survey on the property we are buying, our lender still hadn't received the report. I called the surveyor and the guy who did the survey had forgotten to submit the report!!!
