Is it a bad idea to approach vendors personally...

I'm buying a 3 bed terrace from divorced couple.

I first viewed back in January offer accepted but then estate agent came back claiming mystery couple had put in offer higher than mine, not through the estate agent. I increased my offer as I really like the house and it was accepted.

Fast forward to now offer has since been revised, mortgage application approved, searches done all enquiries back and solicitor satisfied. We are basically waiting to exchange but need to agree on a completion date. We are a chain of two as I'm a first tome buyer and they are moving into rented according to estate agent.

JInitially they wanted end of April but as searches were not ready it had to be postponed. I'm really keen for last week of May which I thought would be better for them as it is half term. However they are insisting on next Friday which I really cannot do as I'm to start a week of nights that Friday then have a week off to rest.

Is it bad etiquette to pop round (we live I same time) as I'm really keen to negotiate with them directly rather than solicitors who take ages to respond!

Any advice appreciated!

Personally, I think it's better to go through the agent. I really wouldn't pop round unannounced and put them on the spot. If you really do want to go directly I think a note through their door requesting they contact you giving them your number is preferable. Or you could ask the agent to ask the vendors if they would mind you contacting them.

Does it matter if you get the keys earlier than you want to move in?
Wouldn't it give you time to get in there, clean or paint a bit if necessary without furniture etc in the way?
Or am I missing something really important?!

I guess I don't want to pay hefty for month of 1st July as I would have missed time for payment in June?!
Also cannot do anything anyway until I finish my week of nights plus rest and that starts next Friday!

I agree with ojbsmum. Complete next Friday, then spend a week popping in when you can (even with working nights you could probably pop in for an hour here & there) to do any bits of cleaning or start putting up curtains etc., and then move in on the day you planned to anyway.

Your mortgage payment will only be for 1 extra week.

Oh ok I asked for payments to come out on 1st so thought it would be 2 extra weeks if I complete on 16th and not 31st

Yes, sorry, it would be an extra 2 weeks. I thought for some reason you had the last week of May off work so would be wanting to complete on 23rd May and spend that week moving in IYSWIM.

Could you perhaps compromise and complete on the 23rd? I would still be sorely tempted to complete on the 16th though - because I would be dying to get my keys & own my house! Grin

Oh thanks yes hopefully compromise of 23 May would be possible.. I'm really excited but shitting myself as I've always shared... Felt it was time to take the next step though and hopefully partner is moving in (fingers crossed he gets his transfer)
